Never pressured, we were advised on the best time of year to sell, based on market trends, to maximize resale value. Our home sold for $30,000 over the list price after just two evenings of showing! We started searching for our forever home with Ed DePrato of Sweetly Real Estate, about three years ago. We knew we would need to sell our home, once we found our dream home. The convenience of the “Sweet Deal” was very appealing to us. No hassles. No showings. Move when you want. We viewed about a dozen homes early on. Ed was very patient with us. We grew to trust Ed because he would always tell us what he thought of a house, honestly, like he was buying for himself. He kept us from making more than one mistake. Fast forward to now. Finally found our home and bought it. He was invaluable with the contract, and all of the legal details. Better than our lawyer. He helped us navigate a difficult Real Property Report situation. Without his help, we would have suffered.

Next step, sell our house to Sweetly.
Ed gave us an educated guess of the market value, which was quite acceptable to us, if we were to list it for sale. However, we were interested in the Sweet Deal. He suggested that we should try listing it for a short while, because he really believed we would do well listing it. We listed it prior to leaving on a short vacation (his suggestion) so that we would not have to endure a bunch of showings. Six showings the first day, and others followed. Sold it before we returned. No hassles. You might think of course that the price was too low. Not so. We netted about 10 percent more than we were expecting. And we know the market since we were in and out of it for three years. We highly recommend Ed DePrato and Sweetly Real Estate, he was always available for us, and his guidance was invaluable.

I wish I could give no stars. One of the worst experiences I have ever gone through. PLEASE DO NOT GO WITH THIS COMPANY! From the beginning I was hesitant but the idea that they deal with the majority of work associated with selling a house was appealing. I took a phone call with a real estate agent from the company named Adrian, he assured me that this process would be smooth. The thing that swayed me was if they sold the house for more than they quoted you, you would get a portion of that. The exact story I was told was about a "lady from Calgary whose house wasn't in great condition. They quoted her a price but then fixed up her house and ended up selling it for over $50,000 more than they quoted her." Well, that sounds good right? Dealing with Adrian was ok but he was easily frustrated by the questions we had. We were told we didn't need to fully clean the house, that someone would be doing it from the company. We just needed to empty the house of everything including garbage. Later, we got a HUGE checklist of things that had to be cleaned, it was extensive. When we asked for clarification Adrian got pretty annoyed with my husband. We hired a real estate lawyer and asked that he clarify the overages clause, that if they sell the house for more than we were quoted we would be our 90% of that. They had forgotten to include it in the original closing agreement so I was concerned. Well this caused absolute anarchy, Sweetly was furious with us for having our lawyer attempt to ensure we did not get screwed out of the money owed to us. At one point my husband received a threatening phone call from Ed from Sweetly. He told us they would be taking us to court, and that they were going to make things very difficult for us. It was very scary. Once we got that clarified they then tried to tell us we didn't meet certain requirements, ie that we had an illegal shed on the property. Well Sweetly sent someone over to do a very thorough check that took hours and I guess they really didn't do such a great job because they tried to delay the closure due to this. Our lawyer told us he believed they did not have the money to close the sale. They then tried to hold back money because we did not meet the cleaning requirements. I promptly sent them the document that proved we indeed surpassed their requirements, even though we were under the impression the company would take care of it. We ended up closing over 10 days after the expected date, which was very frustrating. They told us it was our lawyer's fault, that our lawyer was trying to get more money from us and was not working in our best interest. When they did list the house I noted they sold the house for much less than I believe it was worth and could of been sold for. We did end up getting a check for a small overage but they charged us a late closing fee, courtesy of Ed. I do NOT wish this company on my worst enemy. Please do yourself a favor and explore other options. This company was HORRIBLE to deal with. Do not go down this road. I was so stressed out I ended up incredibly sick as a result of dealing with them. My lawyer and his assistant told me they never dealt with anything like this before. I wish I could do more to warn people against using this company to sell their house. 0/10, horrible!!!!
