Recently, I've had no problems with Sterling management. My dealings with Kate and the maintenance staff were exceptional and any problems I had were met with a swift response.
There were several others on the office side of things that were more difficult to communicate with. On several occasions, sometimes when dealing with a reimbursement issue, if I wasn't speaking with Kate, had fallen through the channels and it was a given that it would be at least 2 months before the issue was figured out. There were lots of new faces though, so I understand that.
All and all, if you understand your role and expectations in the contract and are not entitled trash, as the office lobby office seems to collect, then this company has its gems that make it worth dealing with.

Delayed turn over of the property to have it cleaned, property was filthy, refused to fix broken window in master bedroom or broken blinds throught the property, staff made excuses and then took offense and cancelled my rental agreement. Repeated violations of the RTA. Have the interaction recorded should my account of Sterling be in question.

Tried here and service was terrible. Went to get an application and the desk staff was very unprofessional. I asked what I needed to the person at the front desk and they couldn't even tell me how I fill out their paper application. They kept telling me to go to their website. Then tells me I need almost 3 separate documents to even process my application. Not to mention I had originally rented Veronica apartments until it burned down. Which was managed through Stirling

Katherine asked me to write a review after she was very helpful in getting us in an apartment super quickly. However I decided to wait till the end of my tenancy to write a proper review. It's like writing a review for a meal you haven't finished yet, and I'm very glad I did.

Basically Sterling is very quick and efficient in getting you IN and paying, but the second you're on lease they just absolutely disappear. I had a stretch of 3 entire weeks where I didn't hear a single thing from the landlord (Katherine) after multiple emails with concerns. It was only after three attempts to call (two of which ended in being put on hold until timeout) directly that I was able to get through. Calling the office was honestly bizarre to me too because the receptionist consistently gave the impression she was barring you from speaking directly to Katherine. It seemed almost like any attempt was made to not have to directly speak to the tenant. I put in two tickets to get some stuff fixed in the end. Never happened. Never mentioned ever again... Anyway all this is to say that I definitely felt abandoned, ignored and kind of in the dark for a while being here. I've been through a lot of rental agencies in Eastern and Western Canada and this has definitely been one of the least attentive and absent for basic stuff.

P.S.
Their hours are STRICTLY from 9am to 4:30pm. That means viewing units, paying rent, doing move-out inspections EVERYTHING happens between those times. So if you work a 9-5 like 90% of this town, you're just outta luck...
