Extremely Disappointed – Poor Workmanship and No Accountability

I purchased my home from San Rufo Homes, and the entire post-possession experience has been deeply frustrating.

From day one, I noticed exterior paint defects — which I documented with photos. Due to poor weather at possession, I was advised by their representative to bring up those concerns at the 2-month appointment, and that they’d “take care of it.” I did exactly that, and yet now they're telling me it’s a “workmanship issue” and not covered — even though it’s been there since day one, and clearly within the warranty period.

The 2-month appointment took place in March, but it’s now the end of July and many issues remain unresolved. Some were falsely marked as completed, while others were done with sloppy, rushed work that didn’t solve the actual problem. Their solution seems to be: do the bare minimum or nothing at all, and hope the homeowner stops asking.

Even more frustrating is the lack of professionalism. Their representative shows up with the trades, doesn’t take notes, doesn’t properly log or follow through on concerns, and forces homeowners like me to repeat the same issues multiple times. I’ve had to share the same concerns three times or more.

Now my next appointment is booked in August, which means I’ll have to take even more time off work because of their repeated delays and incompetence. These repairs should have been finished months ago.

Also, my spice kitchen ventilation is so poorly done that food smells travel to the bedrooms and basement — something that should have never happened with a properly designed and sealed system.

Every time I try to get something fixed, they either:

Blame the homeowner,

Claim it’s “not covered,” or

Just don’t show accountability.

This is not how a reputable builder should operate. They’ve shown me that once possession is done, they’re simply not interested in delivering the quality or service they promised.

⚠️ If you’re considering buying with San Rufo Homes, think twice. The lack of integrity in how they handle warranty and workmanship issues is truly disappointing.

Our overall experience would be characterized as one of the worst experiences - ever!! At the beginning of the process, design, conception and initial stages, it was actually quite good. Thereafter all declined very quickly to incredibly poor and absolutely awful in the final stages of our build with San Rufo.
Possession and financing stages were detestable. Leadership and management were despicable, unaccountable and dreadfully unpleasant. We would strongly encourage prospective new clients to be very careful and to consider all other options available before committing to the San Rufo process. The facade is quite attractive with plenty of curb appeal but, the foundation is very weak. Bottom line, we wouldn't wish this experience on anyone. Choose wisely.

After spending weeks researching Edmonton and the surrounding areas, along with the available builders, we went with San Rufo Homes because of the product but mostly because of the Sales team in Leduc.
We live out of province and are building a home in Leduc with Ashley and Yasmin. I cannot say enough of how grateful we are to these two. It is very difficult purchasing a home to build from a distance.
From the very beginning we were put at ease and we felt so comfortable with the process. They have guided us with the local mortgage broker, the interior and exterior design, the slight customization (such a bonus cause most builders don't allow this) and have been so patient with us. We truly feel that this home to be built is exactly how we envision it to be.
We are excited to continue to work with Ashley, Yasmin and the San Rufo team and cannot wait to see the end result!!
