We agreed to purchase a new house in the Burnham Meadows development, by builder Safe Harbour Homes in Peterborough in September, 2020. It was a bungalow with an upgraded package that included finishing the basement. COVID caused delays and problems with getting some of the materials to complete the house. The house was on a slight grade that left the sliding glass doors to the backyard slightly over 6 feet above ground level. A small 5' x 8'deck was part of the purchase agreement. The deck was the item that moved us to select this particular model on that particular lot. When it came time to install the deck we were told there was a problem getting a building permit. Apparently the lot plan hadn't left enough setback from the backyard neighbour's property. We were told multiple times that the builder was working on it. The footings for the deck were installed. It wound up requiring applying for a minor variance. The builder refused to pay for and apply for the minor variance because the $1,600+ fee was "outrageous." The minor variance was only required because of the builder's initial mistake in laying out the lot and house placement on it. We are currently applying for the variance and are encouraged because other houses in the development have managed to secure a variance. Now the question arises, will the builder come through and pay for the deck installation like they promised to in the purchase agreement. I will update this review in a couple of months.
UPDATE:
The builder never came through with the variance expense. But wait, there's more. We wound up selling the house. A condition of sale was that there would be a deck. The builder screwed around long enough that we contacted a contractor to do the job. We applied for a building permit and received one. The contractor built the deck on the footings. When it came time for the final inspection we discovered that the footings installed by the builder had never been inspected. I was required to dig down to the bottom of the footings to determine if they were on proper footings. I discovered there was a 2-3" gap from the bottom of the footing to soil it should have been resting on. The inspector said the deck would have to be removed, the old footings taken out and the footings repoured and inspected before the deck could be installed on the footings. You can imagine the costs involved. My recommendation as far as Safe Harbour Homes goes is that they should change their name and that any potential buyers should read and pay attention to all reviews on this company on Google and Facebook before offering any money.

May 2021 Original Post Bought the home
The service before deal was signed and money transferred was decent. Always responded and quick to get answers. After deposit was paid and contract was signed there was an extreme lack of communication, lack of professionalism and extensions upon extensions. Not willing to speak to or work with customers and no compassion for families who have deadlines to move out of their old home and have who purchased a home from Safe Harbor. Buyer Beware...Still waiting for our home, hope the quality is good when we finally do get our home.
March 2022 Updated Post After we closed
I would like to add what post closing looked like when dealing with this company. The day we closed our home was far from finished inside and out, never cleaned after construction (still waiting for vents and furnace to be cleaned that was to be before closing) and the occupancy permit was incorrect and closing was delayed that day. We closed 8 months late from our original date and they still no where near completion, but we had to move in as we needed a home for our family. There were many Décor Upgrades Items we paid for and standard features in their Schedule B contract that we never installed or received and have to fight to try and get anything done about these. The errors in our home are numerous, and the final workmanship is awful. Our floors have been ripped up twice and still not finished or correct, whole home sanded and painted twice (a dirty nightmare to live through) and still not completed. We have been waiting months from closing to get exterior siding, repairs to our subfloor and all floors finished and fixed, kitchen and bathroom cabinets fixed, code violations in plumbing and electrical corrected and the general workmanship corrected. Even the building inspector missed many code violations we have since found and notified them about or had fixed ourselves and at our own cost. We are told things will be repaired but been waiting weeks and months and if booked contractors keep cancelling and Safe Harbor Staff has had many staff quit and new staff join and we have not had consistent contact dealing with service or our home. If and when we do have contractors on site our home is left a mess and we have accumulated bags full of garbage left behind after work is completed. I have reached out through phone and email to the companies Owner and CEO and have been ignored in all aspects and never been contacted in return or the decency of a response except through a Lawyer before closing. If your want to enjoy a new home experience I would caution you to do your homework with this company. The whole experience has been stressful and not an enjoyable one I would recommend to anyone in the future.
March 2023 Mold Found
My home was found to have Level two mold in the house as the windows and siding were all installed wrong and wall cavities all full of black mold. This meant my family and I were forced to move out of our brand new home and into a hotel. In conclusion this entire home purchasing experience through Safe Harbour is not only a nightmare but been a major health risk and stressful issue for me and my family. This was not the fun, exciting experience which it should have been and that the Safe Harbour promises through their Mission Statement about quality and trust on their website. The entire experience has brought more baggage than you can imagine to me and my family and the pain and suffering throughout has been unprecedented in anything we have experience before and harmed my family and children in a negative way that will have a lasting effect on us all. We truly hope that no other family ever goes through what we have, the health and financial effects are server and could have life altering health effects.

Nothing but a disaster from the beginning
This company is not very reputable, poor quality, cut corners
Talk to other people that had a home built by them.
The company has gone under so I heard, however they will probably show up again under another name to take advantage of another community.

Stay clear of SHDI. Do not purchase a home from these thieves, it will be the worst investment that you ever made. They do shoddy work, they don’t pay their trades, they lie and try to weasel out of Tarion claims. Mike Steplock and Claudio Chiappetta will promise you the world and deliver nothing. These guys are the shadiest builders I’ve ever met in 30+ years in the construction industry.
