So happy Q has hired the female super for 666. She is compassionate about her work, she listens, she has resolved tenants problems and she makes sure the building is clean. I have family at other buildings and the building supers at 516 is rude, nasty and she doesn't clean. She blames beth for her being in the office for an excuse to why she is not cleaning. She talks about other employees behind their back and to tenants. Why isn't janet and beth checkimg 516 and 777. 777 the super doesn't wash or clean but every 2weeks. This company rather treat good Supers like crap. Everytime a tenant shows proof a super at 777 or 516 isn't doing their job, they harass the other building supers so these 2 supers can get away with abusing us. Tenants only hear about things from 516
Super. Q needs to get rid of these supers and show the tenants that they care and listening. Over 400 tenants want to thank the super of 666,511 and 512. These supers are q residential.

After residing 1 year at 555 Mayfair ave, I experienced totally different scenarios
Astronomical hydro bill, millions of bugs in the units,very small toilet s,poorly insulated windows, to the point must have extra blankets, Regretting moving in here,where rent with 2 bedrooms + hydro + parking is over 3000$ a month

I moved my grandmother in one of the buildings at the Rossland Park complex 10 years ago. It was a very nice building complex, where the superintendents always cleaned the public areas (hallways, carpets, etc) and performed regular maintenance to all the units. It was also safe and some buildings only rented to people 50+ of age, mostly elderly. Everything went downhill in the last 2 years since a new corporation purchased the complex and there is all new staff and management. Now, the carpets in public ares are never cleaned and stained to the point that it smells in the hallways.

My grandmother asked management to perform some maintenance in her unit (fix broken, moldy, rotting wooden kitchen and washroom cabinets that were falling apart, cleaning the air ducts including washroom ventilation, and changing a cracked window). For a year they ignored her maintenance requests.They did NO repairs, came just to clean the air duct in the washroom (only cleaned superficially to trick my grandmother into signing the maintenance request as complete. The duct was 100% occluded when I came to check later). They didn`t even want to change the broken window until the city intervened and sent them a notice to do the required repairs. One of the complex managers contacted my grandmother and began verbally harassing her, telling her "Just because you went to the city, we wont do any repairs for you now!". The superintendent was also verbally aggressive to my grandmother, myself and other tenants. This is the same superintended that does no cleaning, lies about maintenance and is nowhere to be found when he is on-duty and is needed by tenants. Needless to say they only changed the window and only because they were required to do so by the city. Myself and my uncle did all of the other repairs from our own pockets.

Rossland complex rents all buildings to anyone now, even the former 50+ buildings, in order to reach full occupancy. Smoking indoors is the new norm as well. There have already been numerous security issues, with many incidents recorded and with police coming up there every other week for various altercations.

With COVID19, management decided to take further advantage of their tenants by sending everyone a notice stating all tenants should switch to Direct Withdrawal for rent, for their own safety, to avoid public contact. This is in violation of the Rental Tenancy Act of Ontario subsection 108: "Neither a landlord nor a tenancy agreement shall require a tenant to permit automatic debiting of the tenant's account at a financial institution, automatic charging of a credit card or any other form of automatic payment for the payment of rent.". If they cared about social distancing they would have suggested monthly e-transfers, not auto-withdrawal.

Side note: you can see that Ariel Villanueva, one of the building managers, rated the complex on google twice by using two emails (against google policy). Don`t be fooled. This marketing attempt by new management should alone speaks volumes about how they choose to run things.

I have had a noise in my bedroom from the pump in the pool. I live on the first floor. They said they had repaired it. It's back. Called the office and they said THEY WOULD SEND A MAINTENANCE PERSON. DIDNT HAPPEN. the first time I said I was going to call my member of parliament. They just shut the pump off. Since q residential took over the whole property has gone downhill. They let all the maintenance staff go.and farmed out all the maintenance. If you want repairs done be prepared to wait a long time. This used to be a really nice place to live. It is going downhill fast.

This place takes the cake for being the WORST place I've had the displeasure of living in! Extremely lazy, inefficient and unprofessional management; I'm constantly given incorrect information, maintenance requests are never handled on time and some of the old ladies working at the rental office are very miserable and obnoxious and usually very slow in getting any small task done, often giving bad excuses and discourteous responses instead of rectifying them in a timely manner. Im constantly harassed by some of the senior residents in the building about issues that dont really affect anyone 'normal' and the resident managers usually turn a blind eye and take no action which indirectly encourages them to continue this sort of unwanted behavior. The only reason this place gets a 2 star and not 1 is because of the amazing view from my unit. Other than that, I wouldnt recommend this horrible place to my worst enemy; I'll definitely be looking for better options after my lease ends.

We gave our final notice in December that we were moving at the end of January and they did showings of our townhouse starting right away in December bringing people through out house DAILY during Covid, at times bringing people to my house with my four kids during the holidays. Every time asking for four hour windows for people coming through. I tried to explain that I work nights and have four kids and did they have to do it four hours daily, and was met with the answer that they would take legal action to enter my premises if needed. These people are rude and don't care what you say once you are moved in.

Looked at unit. Applied and were told we had first choice of it as we were ahead of anyone else who was looking. The next day they told us our initial application was declined, why? Then in the next breath said its already been rented to someone else. We were told they had their application in before us. They stated they would keep us in line for next available unit. 9 months later and still no contact.
