I recently moved in (Feb 2025) and just wanted to share my experience so far.
The staff are amazing - all of them. Cleaning, maintenance and Office.
Special shout out to Vanessa and Roula who made the move in process seamless. They are quick and efficient to responding to emails as well! Everyone is SO kind and welcoming- I can not say this enough!
The building is clean - apartments are beautiful. I have no notes.
It is also pet friendly which is hard to find these days! This is truly a special place!
I am very grateful to be lucky enough to rent here and I look forward to many happy years!

If there’s anything that makes me want to stay at 140, it’s definitely the maintenance staff and other employees here—especially Mr. Yonas. He’s truly amazing and such a fun person! Every time he comes for a repair, he does an excellent job, and it’s always a joy to chat with him. Perfect service!

One of the main reasons I continue to live here is the wonderful staff. Everyone is always so so helpful and kind. Roula and Vanessa are always lovely and responsive. Mr. Yonas Teklebrhan is definitely more than amazing when it comes to anything maintenance related! He is helpful, kind, and so fun to talk to. Great team and building overall.

An amazing apartment to live in. Close to all amenities, and highways. This building is very clean and secure. As a young adult this building feels and is so safe and comfortable. The staff are absolutely amazing, I can’t say enough great things about them. This building complex is also pet friendly 🐾

Tenant of 2+ years, had an issue come up with my washer. Maintenance scheduled within 2 business days. Yonas was punctual, professional, and friendly. Easily diagnosed and fixed the problem with my washing machine. Wiped the floors afterwards, leaving the space perfectly clean. Would highly recommend

The building is terrible. The office leaves multiple notices and rarely complete a job. The furnace had something in the line that cause water to back up and come out. Water was coming out of the walls, floorboard pretty much everywhere. Drano The building wasn't secure until a month ago. I've had to call the police numerous times to report suspicious people in the building.

The women in the front office threatened me after, I told her I let someone out of an elevator they were stuck in. She said that it was "tampering" and I could be charged with a crime. Even if that's the case and I could be "charged" there's a way to speak to someone and a way not too. She chose the wrong way and proceeded to argue with me in front of 10/15 other tenants.

The swimming pool was taken away. The rooftop patio was completed after summer ended. They now charge for the theatre and party rooms.

They're building another highrise across the street and you can't sleep past 8 am.

They painted the parking garage and got paint on my spouses car.

The garbage shoot goes down and tenants leave garbage piled up in front of the garbage shoot.

I pay $1525 for an apartment. There's no "luxury"

You had better like student housing as they advertise on the McMaster University site. I'd say 65/70% are students.

In my opinion it's not worth the cost.

Update my GF and I moved out a month early. We left a month early to get out of the building. We rented house for $250 more and it has a garage and way more room.

Regency on 140 Main Street West is a wonderful experience to live in. Staff and Tenants are pleasant to speak with. It is a well managed property professionally being taken care of. I have a beautiful view of City Hall and Ward 2 in Hamilton from my unit.

My washing machine broke down and I was unable to use it for a few days, but the community team was able to solve the problem quickly. I am very satisfied that they decided it was beyond repair and replaced it with a new one. I will use it carefully and cleanly, thank you again.
