DON'T buy Pinewood!!!
I bought a home from Pinewood pre pandemic--November 2018 to close in March 2019. I was excited. The pandemic hit. Everything changed. I couldn't get a mortgage despite a preapproval. Pinewood had clause where I was charged $500 for every day that I didn't close ( including weekends).
I lost my lifesavings. The builder advised that pandemic or not—everything stands! unbeknownst to me, the builder sold me the property from another buyer—same situation.
Moral of the story, DON’T BUY PINEWOOD! The builder is unscrupulous.The sales reps are incredibly nice, but how will that help you?

Pine Mansions III at 5837 Dunn St in Niagara Falls has bed bugs. Pinewood Niagara Builders hires a bed bug exterminator then makes these old people pay thousands of dollars when the Landlord Tenant Act (Residential Tenancies Act, 2006, S.O. 2006, c. 17) clearly states it is the landlords responsibility. They need to contact the LANDLORD & TENANT BOARD of TRIBUNALS ONTARIO - Form T6 "Tenant Application about Maintenance". They prefer submissions through their portal.

Are you looking for town-homes or semis around St. Catherine’s/ Niagara? Suggest you get in touch with Pinewood Homes. They really do build great homes. And when I called the office, the staff gave me all the information I needed. The lots are decently located, quite close to the Highway, downtown and of course The Falls!

One way businesses try to repair bad ratings on google reviews, is by creating a similar name/business and asking friends to leave reviews. If you notice, these reviews are all less than a year old. Do you due diligence and check revies on Homestars or other non-manipulated review sites. This builder has a far worse real-world rating, over the last 12+ years. Here is my review from quite some time ago:

The owner Michael Jr has little to no integrity when it comes to how he runs the company. More than 1 occasion he went back on his word, citing "the contract". Make sure EVERYTHING down to placement of light switches is in the contract. Other staff is great. but their hands are tied. Not a builder I would recommend.

The model home of Arbour Vale looks absolutely beautiful! Therefore, I called Pinewood to get more details. The person on the phone was incredibly helpful and courteous. I can't wait to get the chance to own one of these amazing homes!

You can’t go wrong with Pinewood. They have over 46 years in the industry and have focused on expanding into the Niagara region. Their developments like Smart Townes and Arbour Vale look totally amazing.
