Call them with safety issues and they call you a liar and call to yell at you!!! Wonderful customer service. Really shows they carw about anyone. SLUMLORDS at their finest. Don't care about properties, buildings or tenants. Disgusting to say the absolute least.
Just a few of MANY pictures... over less then 1 yr span. Don't like living in further? Don't rent from Paragon. Many excuses to come in follow up im am POSITIVE. It is what they're best at. Lies and deflecting.

I’ve had several dealings with paragon property management & maintenance in Chatham-Kent. Property management is likely one of the most challenging services to provide both privately , and to the public sector. The staff at paragon are receptive to your needs, and provide exceptional service along the way. Paragon has worked very hard to put together a great team of professionals who take great pride in their business dealings. If you want a team you can trust with your assets, paragon property management is the right call to make.

My first time renting was in Orchard heights, where when we were viewing an apartment, they showed us the one opposite to the one they planned to rent and sorely minimized how bad the cockroach infestation was in the apartment we were going to be renting. We moved all of our belongs in and out within 48 hours, promising to never rent from them again.
Once we rented under a private owner on Lorne ave, he sold to new owners, who then hired Paragon to manage the property.
Once they took over, it took several months to get our floor boards fixed. Then we were hit with cockroaches again. I took photos, sent them in and they continued to not want to rectify the issue until another tenant moved out or they flat out refused to acknowledge whatever bugs we found as being cockroaches all together.
We sent in concerns about our bathroom molding, we were told to take photos.
It was constant deflection.
Then we were served an N1 right before last christmas because our rent had been increased without us being notified. We had accumulated just less than $100 in owed rent after approximately 7 months but no one had bothered to contact and let us know. Just an N1 through mail and email.
Although they may have great relationships with property owners and they say their maintained requests are typically responded to within 9 days, I have to wonder with them taking over what seems like most rental properties as a management company, are they not overwhelmed? That would be giving the benefit of the doubt. On the flip side, they don’t care about renters and there’s slum-lording going on.
Our last rental is now being rented out at $1850 and I know there is still mold, and I know there is still cockroaches.
The L&T board outlines that it is required that properties be kept pest and vermin free, or that they responded and mitigate issues within 30 days and that was never my experience.
I’m not sure if that gives anyone a better idea based on all the other negative and very reliable reviews, but please be warned as a renter where Paragon is involved.

DO NOT RENT WITH PARAGON. they will shut water off without warning anyone, and when you call to ask they will belittle you and give you attitude. they’ll take screens out of your windows and never replace them even if you have a small animal. they don’t spray for bugs and they have garbage bins WAY TOO CLOSE to their buildings, over filling with cockroaches. bins are not allowed to be within a certain amount of feet from the building. for this EXACT reason. these are slum managers, not property managers. they hire incompetent people to do maintenance. my “maintenance” guy set down an ant trap without even opening it, and said “that’s all i can do for you.” and he’s apparently the guy that redid the apartment i stayed at.. go figure. i bent down and opened it right in front of him. dummy. there were NO shelves in the cupboards, closets or anything. how does that even happen they never give you your “deposit” back even if you’ve left the place spotless. money greedy slum lords. i will always tell people to AVOID. sadly they are branching out even to small towns and buying everything. it’s sad to see. don’t give them business.

DO Not rent from Paragon. They do not do any repairs

I informed them in April about an issue with my floors. Never heard back. Sent another email in July. Was told the owners are trying to get quotes (for a job no one has looked at). We are still waiting to get screens for our living room windows that weren't there when we moved in a year and a half ago

They say to report your issue on the service email but we never get a response.

Neighbours moved in with barking dogs. Still dealing with it 6 months later. Not recommended if your worried amount a property management resolving issues like dogs barking every day. 5 months later I’m still told these dogs are in training. They openly acknowledge the neighbour intends to bother me if they get an N5. The neighbour who openly text me threatened to run saws all day if I complain about their dog. Beyond messed up situation…

Now that I am not a tenant I can openly share my experiences... the person with whom we dealt with to get the apartment (specifically in Chatham,ON) was great! But all the enjoyment ended there. When we moved in repairs needed were noted on their inspection papers, the repairs took literally months to get done. Fast forwarding to their inspection in December, they lied on their inspection papers saying there was a CO2 detector when there wasn't. My main issue is the landlords they deal with! The landlords they deal with will blackmail you even months after you move out! My previous landlord in particular that paragon manages for told me to pay 2k or they will turn my life upside down (for lack of better words). I would never recommend renting from paragon as you never know who the landlord is or who to hold accountable for blackmail when they do it! Nor will they tell you the landlords info. Anyways info is easily found by the police and the court system if you ever run into this issue! If I could give 0 stars I would! They are not for the tenants, they are for the money and that's it!

End note: I don't want a comment back from paragon with them saying "I'm sorry... blah blah blah" also, that Devon person who wrote a review, works for paragon. So don't pay attention to what he says! Of course he's going to boast about paragon.

Now that I am no longer a tenant, I feel comfortable reviewing Paragon honestly. When originally looking at apartments I felt very confident with their team, the agent with whom I dealt was wonderful, albeit a bit scatterbrained. However once I signed that lease it was nothing but a bait and switch. Repairs that were needed (and noted) at time of move in were never complete. Yard maintenance was an absolute joke. I had to threaten to hire repairs and maintenance out and invoice Paragon for reimbursement to see any movement from them at all.

Now for the cherry on top! The agent gave me the wrong gas meter number (there are 2 side by side) - I was paying my upstairs neighbor's heating bill for 7+ months. This wasn't discovered until the property I was renting was sold, they provided no assistance with the utility company when my unit's gas bill was in arrears.

I am grateful to be out of that rental situation and now purchasing my own home with a rental unit in the basement - So thank you Paragon Property, for teaching me exactly how NOT to be a landlord.
