We bought the house from this builder. Everything looks pretty good, there are small comments, such as a mixer in the kitchen, it is a bit small for washing, also a mixer in the bathroom, there the mixer seems to be a little unstable. I also want to get a house with everything completed, such as garages, paths, grass, but it's seasonal work, so we'll wait a bit. We live for one month, so everything looks pretty good

The sales team was fantastic, that’s where it ended. The after possession date has been a circus, from the start had defects told paint and drywall would be at the 1 year walk through, now claim it had to be noticed at possession date, I’ve taken off 18 days from work last year the wife has taken more off than me, 3 times no shows

Service Q is a joke items closed can’t see which one got closed, was told I was the only one having issues, then more people had issues then its the systems don’t talk then it a new system, I have requested to talk to someone higher up multiple times and told their is no one figured if a company wanted to see areas to improve they would be all over it

Moved in and had frost in closets, item was closed as they said it was cold weather I responded saying that was not the case finally had a rep come look and he said it was a sealing issue and is common still got missed and took 8 months to get fixed when they finished butyl was on my drywall

Was a battle to get the butyl off my outside windows it took a over year everyone kept blaming each other I said I don’t care who’s issue it’s not mine, great company came to do it on a -30 day

I questioned the deck ledger at they put a 2x6 and a 2x4 together which was not to code told it was. Had a battle on the phone to get it corrected before my deck build was starting which delayed it, then guy came to fix it then left as it had a gas line so he couldn’t do anything and it would be weeks to get a fitter out so deck builder showed up and Paceseeter didn’t have anyone that could fix it so I had to leave work to dealing with the gas line as the deck builder didn’t want to be liable which I respect

Paint and drywall finish is a joke they say I only have stage 4 not stage 5

Corner are not sanded rough to the touch, paint drips on walls, blotches of paint looks like bad paint or dirty spray gun, dents and marks in drywall just painted over, missing paint spots and molding, paint was removed from the tape when they sprayed the ceiling, over spray on cabinets and floors, molding with hammer marks and gouges in it
So far about 60 nail pops out of all the houses we have built this is the worst finished and the most expensive house we’ve built

My basement stair riser was broken, so instead of doing it right from the start install it anyways and now costs too much money to fix it right so stub wood beside it

My garage floor heaved and told it was not enough, it heaved enough the garage door was hitting the floor and not sealed on the sides as snow was coming in they finally agreed to put a thicker seal on the bottom

Patio door has been looked at 4 times already for sealing issues and still not working correctly

Had a home inspection done as 2nd floor is cool in winter have to keep the thermostat at 24°c 24/7, upstairs will be 16°c in room over the garage with door open, 19°c in master no over hangs, heat vent in bedroom above garage is not sealed and looses the heat from cold below, master barely blows and air, I tried closing the basement and main floor vents didn’t change anything, removed furnace filter as it’s a common excuse that it’s dirty no change other than whole house went cold, opened them back up

With hood fan on, upstairs cools down even further as it comes in through the walls even the bathroom tiles cool down, walking upstairs you feel the wall of cold even the warranty department felt it. Now they are going to do an air test as a favour which in reality they don’t have a leg to stand on as it’s been show on 3 different thermal imaging devices

The insulation in the attic was checked as we had cold spots on the ceiling and it was found to be 8-14" thickness, their label says 13.7” to be r40, the label they placed appears to be in a cavity and product is bunched up at it giving you a misleading representation, I will be documenting this when the weather warms up to in case this needs further action for compensation for negligence

Tiles in my bathroom floor are uneven but they say it’s within tolerance, shower is the same

Building with Pacesetter was an absolute nightmare and our list of deficiencies was exceedingly high. We only got action after twice threatening legal action but after two years of repairs, we still have problems in our dream home. Our sales rep, Marissa, was also terrible but unfortunately, our experience with her is typical and reflective of the rest of the company.

Our site supervisor, Bobby, did not seem to be in control of the work as evidenced by the number of deficiencies. Also, he did not follow the environmental regulations for our area or the permit conditions. That caused further deficiencies such as the rough grade having to be re-excavated. That in turn caused our stone patio to collapse and our neighbours fence to lean in. The problems we had during and after construction are too numerous to mention (over 100). Far too many serious issues for a $750,000 home. It was remarkable they even handed it over in the condition it was in.

Our experience with Marissa was very poor.  She was difficult to work with in the design process and she messed up our contract when she chose the wrong addendums. After admitting her mistake to us she later changed her story.  When we tried to work with her on it she became adversarial and even ghosted us.  We were left to deal with the Pacesetter Executive on our own.  She was no help at all and even made the situation worse than it needed to be.  In the end, we missed out on features we wanted in our home because of her mistakes.  We definitely do not recommend her to help in the home building process. We definitely do not recommend Pacesetter. If we could leave less than one star, we would.

Here are a few pictures of our house on possession day and during the two years of repairs. We use the term “repairs” loosely. These guys mostly try to patch things up with the least amount of effort. They do not sincerely attempt to restore things to the way they should have been at the outset. That just adds to the stress of having to deal with them. Better to avoid them in the first place than have to deal with them after. Now that our two years are up. They are saying “no” to fixing issues they have caused.

We are generally happy with the build quality of our home, but the service was lacking throughout the process, particularly after we had committed. We were sold on the idea of customization, but were restricted on things like adjusting outlet placement during the design plan phase.

We often had to follow up on answers to our questions after weeks of waiting. Some of the requests we made in writing multiple times were never actioned.

There was garbage left by the construction crew scattered around the site when we took possession. After we took possession, we still had contractors come by to finish the driveway and we were concerned as they appeared to be inebriated and beer cans were found under our front step. We submitted a number of emails with our concerns and received no response.

We’ve now lived in the house for over two years and there are still outstanding items to be actioned by Pacesetter. I would caution potential buyers to be aware that the post-possession support is lacking. If I were to build another home, I’d consider other builders who are more responsive and service oriented.

I deeply regret having to write this, but my experience with the Pacesetter team has been extremely frustrating.

We purchased a home with Jayman based on their strong reputation for professionalism and quality. Unfortunately, dealing with Pacesetter has shown a stark contrast.

When they began construction on our neighbor’s house, they started using our unfinished backyard as a support area—without asking for permission. Their workers used our external power outlet and water spout without consent (we had to turn them off ourselves).

That was just the beginning. Our backyard was significantly damaged in the process. Although they claim to have “fixed” it, we strongly disagree with their definition of fixed. Since then, our attempts to get clarification have gone unanswered—they are simply ignoring our emails.

We’ve been open to compromise. We were willing to accept a functional, not perfect, backyard so we could start working on it ourselves. But being left with a damaged yard and no communication is not acceptable.

To make matters worse, I am nearing the end of my pregnancy and was hoping to enjoy a usable backyard with my newborn this summer. Instead, since April, we’ve been stuck in ongoing conversations that lead nowhere.

I would NEVER EVER buy a home from Pacesetter, and I want to share my experience to caution others—both here and in the many communities I’m part of.

Our possession date was March 13, 2025. The pacesetter builder informed us that the driveway and walkway would be completed in due course once the ground thawed and dried. Now that nearly four months have passed and no progress has been made, it is concerning—especially since neighboring homes have had their driveways and walkways completed.
In fact, I am quite disappointed by the delay and the continuous stream of excuses-ground defrost, dry conditions and now the weather. At this point, I would not be surprised to hear yet another one. I am giving one star solely to enable this review to be posted on Google.
By the way, the sales team was great. They were doing their job.
