If I could give less stars, I would. This company has shown me places with health and safety risks so I have never personally decided to rent from them. For example, showed me places with black mold growing, porches falling off a second story balcony, and even places with upset or sick tenants living in these situations pleading not to rent from them. I have children so it was easy to turn away from MPM after seeing and hearing all the horror stories. I have had friends unfortunately rent from them and are treated poorly. From having issues with basic maintenance, appliances and terrible neighbours they just don’t deal with. Then they just turn around and kick nice people/families out so they can be shyte to the next renters. Beware. Especially families and internationals who may not know the terrible reputation this company is so proud of,

DO NOT RENT FROM THESE PEOPLE! I rented from them for a couple months and it was the worst decision I have ever made, I moved to a different part of Canada after renting from them because I was completely horrified to rent from anyone in Ontario again after this. The place was filled with mold and half of the things in the apartment were broken they had no concern about fixing any of it for me, I paid a lot of money to get the mold cleaned because they refused to do it themselves but the smell never went away. They do not care about anyone but themselves and making money, if I could give them less stars I would. Please do not rent from them they have no regard for other people or their properties.

Do not fix anything properly if they show up at all. Was good 25 years ago last 15 years they dropped out and do little to nothing but sit around eating. Hmmm gained a ton playing at working. Good lol pay for this. 515 london road has 1 bedroom apartments that were storage rooms wonder if they were permitted.

Inquired about an accessible unit that they had advertised for rent as I am in a power chair. Not only did I not get the unit I didn’t even get the decency of a call that they had reviewed my application and I was denied. Even an even an email would’ve been nice. I cannot believe that a rental property manager can act so disdainfully towards people. I have heard a lot of things since about mutual property management, and to be quite honest, I am so happy I did not get this place! I need a proactive landlord, not one that doesn’t answer you and doesn’t do repairs! Listen to what others say, and stay away from this place. I would’ve given zero stars had I been able to.

Don't rent from them the place on Christina st is a dive living across from rainbow park, they cut off the porch railings on the front been over 6 months and still haven't replaced the railings and the sliding doors can't be opened for air , this company is a money grab not worth 1300 dollars a month, don't rent from

I have been renting from MPM for almost 8 years. I haven't moved because rentals are extremely expensive now. MPM is currently trying to evict myself, my partner and my two young children because the neighbour below us started a fight with our friend. We had been complaining about this guy since February because of noise and him pushing his way through my front door and trying to assault my partner. DO NOT rent from this company. Along with these current issues there is non stop issues with the hot water that they do the landlords special on and call it a day. These guys don't even deserve 1 star but I can't give negative stars.

I live at the apartment building across the road from 136 1/2 Victoria. All last summer we endured the very loud sound of 2 barking dogs. I was told by the management company to keep a record of the number of times the barking occurred, we took up a petition in our building signed by the people affected, contacted Animal Control, etc., with no result. We breathed a sigh of relief when the owner of the dogs finally packed up and moved last autumn. HOWEVER, can you believe that this company rented to this guy again, who again brought his 2 large dogs who stick their heads outside the window (which is always open) and bark at anything that moves at any time of day. I tried writing emails again and am told that they will be forwarded to "the appropriate person". I expect that nothing will come from our complaints again as this property manager cares more about revenue than being a good neighbour.

These people are scummy and sketchy. They will enter into your unit with no notice at all and for no reason. They left a note on my sink saying it was fixed when I didn't have a broken sink at all. I moved out eventually because they were so slummy. Then I moved into a building owned by a different property management and I had a Mutual property employee at my door using all his keys trying to get into my unit. He kept flashing his company card in my cameras and wouldn't believe me when I said this building wasn't even managed by his company. Super sketchy. I do not recommend these nasty people at all they do not have it together. They are horribly unorganized and as a result make big errors like those. Terrible and lazy company.
