This is my experience with Minto at the Mahogany site; your experience may vary.

Post closing, various issues have been flagged to the warranty team to be corrected. Issues such as ceiling joints being poorly finished (majority of the home), poor/lack-of window sealing/insulation, air infiltration, not following electrical plans, ESA requirements not being followed, missing cabinetry trim, access to property without homeowner consent causing damage, cracked window/patio-door etc.

The identified and presented issues to Minto are often met with an attempt to dissuade the homeowner from seeking corrective measures. When a repair or corrective measure is taken by Minto, such as in the case of the poorly finished ceilings, the warranty office will have the drywall trade come in who rushes the work and leave. This leaves the ceilings not ready for the next stage in correction such as priming/painting, thus leaving the ceilings in a poorer state than they were initially and causing the drywall trade to come back to correct the work again. Walls were also damaged as the initial paint applied on the walls were lifted right off the drywall when painters-tape was applied to seal off areas within the home. Dust extraction equipment was not used during sanding in my finished home; I had to request an air scrubber to be provided for a home with two young kids.

There are drafts that can be felt at windows. When reviewing my street level pictures during the construction phase it was observed window sealing was missed, however siding installation was allowed to commence……..is there a site supervisor to monitor these builds after the trades that come in? In some instances, a trade would need to attend on three separate occasions as the first two persons did not complete the work properly.

Air infiltration concerns were also initially dismissed by Minto and required me to track and monitor the issues to the minute using tracking thermometers and hygrometers which lead to Minto to start assessing the situation. In addition, I also purchased a thermal camera to monitor the situation.

Overall I am not impressed with the quality and attention given to the initial work. The attention given by management to rectify the issues is also mediocre and minimal logical approach takes place when trades arrive at the home (e.g. does not remove light fixtures and CO detectors before applying mud or primer).

I own another Minto build at a different site, however after this build and the handling of my concerns it is unlikely I will sign another APS with Minto as their actions/inactions do not align with the corporate communications they present to buyers. Ultimately, I would rather buy from a builder who stands behind their product and provides client service excellence rather than one who relies on construction performance guidelines as a basis for a conversation.

The handling of deficiencies and repair work is less than ideal. No schedules are provided. Tradespeople/workers are dispatched at random to complete partial tasks, without any guidance or plan to fully complete a repair. Unclear how/when outstanding items will be completed. Lack of communication between Mahogany Mastercare and homeowner makes resolving these issues very difficult and time consuming as emails/phone calls are typically not answered. COVID has only further exacerbated these issues. We still have a very long list of needed repair work and absolutely no idea when any of it will be completed or resolved. Tarion guidelines are meaningless. Buyer beware.
