Thank You, Thank You to Judy Stacey Cleaver and the Mincom Team in Ajax Ontario. For their sincere assistance in planning for the sale of our home in Pickering. Judy provided to us a meeting in our home with a professional interior decorator and staging specialist so we could fully understand how to prepare our home to sell. She also provided us with daily updates of homes available in our price range and feature expectations. When we finally found our new dream home outside of Toronto, Judy was there to activate a realtor listing on our home immediately. During this preparation Judy was at our home actively helping us with the final staging preparation. Our home was sold in two days, no small endeavour in this Covid 19 Environment. Since our closing dates for our new home and existing home did not match up, Judy arranged rental accommodations for us to make this transition as smooth and enjoyable as possible. When we sold our first home over twenty years ago, we entrusted Judy Stacee's team to help us with the sale during a very busy time (we had just had our first baby). When my parents decided to move to a retirement home three years ago, we contacted Judy Stacee to assist with the delicate process of transitioning from their treasured home to a safe and secure place to live. Judy and her team has sold two of my homes. One in Whitby and one in Bowmanville. Judy is one of the most helpful Real Estate brokers you could find. She will work with you to make sure you are satisfied. Her team is so professional. Anna Stinson is so helpful. She will answer any concerns and be sure to help find a home for you. Jo is great. So friendly and a real pleasure to have in your home. She has a wonderful sense of humour too which works for me. When you are buying or selling, we all need a laugh now and then.

Our 5 year retirement plan was almost at it's end. We were ready for a lifestyle change. Sell our Toronto home and move to...but where? We called our friend Jo, an agent with The Judy Stacee-Clever Team at MinCom New Choice Realty. In getting our home ready to sell, we received great advice and help from their Stager, Mover and Home Inspector. Jo's Team Leader Judy , having worked in the city for many years was familiar with the Toronto market. Her expertise and negotiating skills got us an amazing sale price!

Our experience with Mincom as seller's agent.We were in a situation where the seller defaulted on the closing date, though we(buyer) were ready to close. The reason being, the seller of property (### Seneca Ave Oshawa. closing Aug 1st 2019), had borrowed huge money from (2) lenders against the house 1) a B lender 2) A Private lender. The seller was in default on the property since March of 2019 for both lenders,(evident from statement of account provided by Equitable and the private lender). The Closing was defaulted as the agreed sale price $534,500, was 50,000$ less than amount owed by seller to the lenders.

The seller and her realtor were well aware that the sale price wouldn't suffice to cover outstanding loans and interests amounts owed to lenders and sale wouldnt close. Despite this, they chose not to disclose the facts to the buyer, made us bear all expenses of lawyer fees, home inspections appraisals etc. Not withstanding that, seller also restricted my kids ( 3yr and 10 yrs old daughters) in writing from accessing the property during out 2 buyer visits.

We (including our 2 small kids) faced inconvenience and harassment from the seller with last minute changes in visit schedule even though we provided 1 week advance notice each time.

The seller's realtor also was non-cooperative by saying, there is nothing i can do ( as told by our realtor to us).

We've been treated pretty unfairly and without any professional ethics, and feel that we were being used for sellers own benefit (ie their intention was just get an offer on the house, and use it for negotiating with lenders) , with no regard for someone else's time and money. This bad situation for us, could have easily been avoided earlier but they chose to wait till Aug 1st 5 pm closing and then told us that seller defaulted and the next best thing is to give mutual release, because as per the seller's lawyer if we are considering litigation, seller would file bankruptcy and then buyer will loose the legal fees too ( let alone buyer costs and efforts for closing /mortgage fees etc)...

Just a real life example with what you might encouter with realtors such as these out there...
