Welcome to the Brantford city dump.

This subdivision is a public health and safety concern. It has been like this for over a year, complaints to Brantford city bylaw and Losani homes themselves doesn’t seem to make a difference.

Terrible place on many levels:

1. Owners let their houses (or even a room in the house) to multiple families even for a night, or few days with kids screaming in the house or the street.

2. Kids pass repeatedly on the small streets with quad bikes etc as if you have a race passing in front of your place while you would prefer to listen to the relaxing sound of birds for example as you live with so many medical problems

3. People dump their garbage whenever and wherever suits them

4. Losani homes workers prefer to say 'you chose to live in a construction place' when they have little organisation and smoke while driving their machinery. Lots of dust as if you are in a 1800's cowboy movie as Losani does not stick to a schedule of putting grass etc where they should, even one year later.

5. Do not get me started on the many problems inside the home with the workers coming and going doing the same mistakes over and over again (even painting bits of the wall in a different shade of white!!! then realising their wrong doing) - I think secretly, they want to make you to give up on asking them to repair their mistakes. And what is with all their co-workers coming and looking around pretending they advise each other: you are left with the impression they are doing a game of 'who can see more properties in a day'.

Is like wild, wild west and not the 'location for top professionals' the way this location was described. At least I do not see as much dog poo as I saw in the previous months when even construction workers were saying 'what is going on here', purely because more people have multiple home security cameras.

Wish I could give 0 stars!

Prior to taking possession of our home, we notified Losani service of visible damage to kitchen cabinets from peering through our back patio window. No response...

We notified Losani service of a flood in the basement that we discovered from peering in the basement window during construction. No response...

They presented the home to us with heavily damaged kitchen cabinets like it was no big deal and with deficiencies like a vent cutout (but no HVAC) in a bedroom floor that rather than closing off, they put a vent cover over so we had two vent covers side by side. One for HVAC and one with just a literal hole! We also had the same vent cutout issue in the foyer... This turned out to be the least of our issues but actually ties in very well to a MAJOR issue which I cover further below...

After about a month, the flood was finally cleared but very carelessly, as a chemical solution which appeared to be Pinesol was used and damaged the still curing concrete floors. That aside, a load bearing wall under our kitchen was saturated in water for that entire month, leading to soft, sagging foot plates and mold on the load bearing wall.

Without responding to our outreaches which were obviously heard, Losani contractors ended up reconstructing the load bearing wall shortly before we took possession. It appears this reconstruction was very poorly done...

After we moved in, we waited some time and eventually installed engineered hardwood floors throughout, tile in the mudroom, and refinished our stairs. Following these upgrades, we noticed something VERY off with the floor levelness. We could visibly see and feel slopes. We had Losani contractors out several times. They acknowledged the issue in the fact that we have a load bearing wall and a beam severely out of level, both affecting our mudroom, living room and kitchen areas. The load bearing wall seemed to have vertical studs cut too short, allowing the top plate to sag over time.

The construction team seemed willing to commit to repairs but NOT to any subsequent damages such as possible hardwood floor replacement, tile replacement and stair reconstruction. It would be likely that my family would be displaced for a period of time while repairs are being completed and they did not address any of this.

We had two staff members make suggestive comments about burning the house down or that it would be 'better off burnt down' which has terrified my family into thinking one of their staff might actually make such an attempt.

Further to this, we ended up paying out of pocket to have a structural engineer inspect our home, at which point we stumbled upon some extremely concerning findings.

It appears the city approved our home based on the original floor plans and NOT the reconfigured floor plans with new bearing points. it would seem that technically we are living in a home that was not properly inspected and approved by the city. This would explain vent cutouts in the wrong places. Some of the trades were likely working off of the wrong plans and cut vent holes in their originally intended places!

The structural engineer report not only noted concerns with the load bearing wall but with steel i-beams as well, raising concerns of structural integrity under higher than normal loads which has us very concerned about adding any more weight to our home with additional furniture, an island, etc. We're also concerned about having any large family gatherings. The safety of this home is now in question and it's likely that the city will need to open walls in order to properly inspect the home based on the correct plans.

I can continue with much more but all this said, Losani Homes has been ignoring our emails, most of which bounce back as undeliverable and it looks like we might even been blocked from emailing them, construction staff have been avoiding us at all costs and we feel completely dismissed by the company.

If there was an option to give a rating of zero, I would. This builder has been an absolute horrific nightmare! My sympathies are with anyone who invested in a Losani home and are going through a similar ordeal. Don’t walk, run from this builder!
