LiV communities build houses of extremely poor quality. In their rush to stick to the construction and closing schedule, the workmanship and finishing are subpar. Multiple issues and deficiencies were discovered within the first 30 days. On the very first day after the closing, when we entered the home, we immediately noticed that the house was full of dust, paint was splattered everywhere, all the tiles were stained and messed up, there was paint on the countertops in all the bathrooms, and the main door was broken. All the vents were filled with dust and debris. The wood, paint, and tiles in all the bathrooms were finished very poorly. The stair railing was roughly finished, and my son got a splinter on the very first day. This builder has very unprofessional people working for him who don't know their work at all. We are very disappointed. There are dents and scratches in the flooring, and the door sills have a reverse slope, to say the least. Approximately 70 issues were identified in the 30-day period and counting. My advice is, if possible, please avoid this builder at all costs. There are other more competent builders in a similar price range. If you have no choice or have already purchased a home, please hire a good home inspector to thoroughly inspect your home. Be prepared for a lot of work and several back-and-forths with the builder to correct the issues after closing. It's shameful that LiV doesn’t conduct a quality check before closing.

Same problem as other recent reviews: 3-days before closing we were asked if we wanted to delay (4th time)… house was slapped together just to meet closing date.. no garage door for 4-5 days..our sliding back door has NEVER CLOSED AND LOCKED since the day we moved in… (Feb9/24)...!!!!!

We didn’t notice the door until a few days after we moved in because they had a rubber stopper preventing it from opening (no deck)…. spoke with Site Supervisor “Steve”… went to the office… text and emailed him and still OVER 5 MONTHS LATER… no one has done anything about it.

We literally have a cut down hockey stick wedged at the bottom of the door. Kinda of embarrassing when you have guests over and they want to see your “NEW” house.

I guess Safety and Security are not a priority with LIV…. once you close the follow up/ repairs are almost non existent.

We also had a Non house related incident were one of the workers knocked over my kids basketball net, with a forklift, and broke it. He did come to the house to admit it was his fault and offered to replace it. The next day he told me he spoke with his boss and they said their not responsible because it was on the road and “it shouldn’t have been there”….
even though it was there for over 1 1/2 mnts without anyone from LIV asking me to move it or even offer to lay some gravel down so we could get it off the road…. that’s just their way of putting the blame on us.

If they do respond to this review I already know they will say it was the BRICKLAYER who causes the damage.. NOT LIV….

The way I look at it is LIV is responsible for the entire subdivision and they should look after their clients first and then they should get their money from the bricklayers or the person responsible ….

This all could have been avoided for a $600 basketball net for my kids.

I do want to say that we have met some very nice and very helpful workers from LIV who have gone out of their way to meet some of our needs when we first moved in…. BUT it seems like the management needs a lesson in customer service…!!

Other issues that I won’t bring up because quite frankly I’ve had enough of LIV and their lack of compassion for client needs….

Makes me second guess my decision in buying from LIV….

I hear LOSANI is a better home builder….

Never again. Second house from this builder and quality is just down right garbage. Natures Grand, I gave them a Solid 3 months after closing with an empty house to get everything right and nothing was done. Yet they are quick to ask for reviews without doing any work at all. Instead of fixing issues they like to cover it up while coming up with a gazillion excuses and asking for 5 star reviews.

Can't even get 2 Basic Kitchen/Washroom Panels put on. It's been 3 months.
The finishing is a horrible, rattling subfloors, chunks of missing underpad, uneven drywall, uneven ceiling finish and much more to list. Stains in the washroom toilet, unfinished drywall and dust all over on the day we got the keys.

Least importance to customer satisfaction. Handed over a house which lacks important elements & with major construction issues such as broken walls. Dealing with builder is such a nightmare. Hard lesson learned with this Builder.

Possibly Google should introduce negative stars to help customers to provide the right feedback.

Pictures show the broken wall with which builder handed over the house . Also the wide crack in basement & nails popping out in every step .

Last but now least .. missing mirrors , window handles , gutters , downspouts , list goes on
