* The final inspection is failed because Kingsmith builder did the unqualified and life threatening work.
Their main goal is passing the inspection, not fixing the problem .
Highly recommend don’t use this company specifically the current customer!
My house ventilation is horrible, we can’t stay there , radon reaches 183 that will kill us if we allowed living there .
*The all windows and exterior doors delivered before the framing started, the windows and exterior doors were setting in the winter more than four months , the resulting is the windows are stolen and damaged and mistakes; heartbroken!
*They changed the mechanical room location that results one window inside of ceiling.
*The basement noise so big like sit up the motor vehicle;
*Mentioned before the singed the contract to put the mechanical room drain should be in the Center and 4’ , but I realized the drain only 3” in final that will limitation in the future.
*The architectural and interior design is not work of Kingsmith , but they post my work on their website without permission ;
*All the water line wobbles hanging there , specifically the main water switch;
They change the plumber after the construction started that I can’t margin how terrible work he did;
*The 20 amp receptacle installed in one bathroom that nobody requested, separate the all in one fan switches, it is hideous cost , the inspector can’t found it, because all the information are not equally to get it to each party . The information played around all the parties, no subcontractors and inspectors can get real information.
*The inspector can’t access the site results three extra charge, but I was told the fees wived, because it is inspector fault. It is not true that is proved;
*My finishing stuffs are missing that I am zero tolerance. Too much stress and frustration with their work.
*The plumbing , heating and sewer system are key of the house , but my house is failed.
*We need honest builders to build the quality house, no one can survive if careless work like this company.
*No drain and compress water for the steam oven , it is very stress plumbing work, I just realized the plumber didn’t get right information for this part.
*All the bathroom tile have damaged with the oils and glue; the temperature from frozen to very hot , the hardwood start to damage.
*July 5, 2024 I just realized the main sewer line only 4” that is the mechanical room drain only 3’, the kitchen sink pipes are wobbly hanging there what ever the sewer or water line;
*The cabinets are missing some shelves at top cabinets, I just found ; the first the cabinets installed during last Christmas, the builder is in holiday, I found the entrance cabinet that I can not reach the rod for hanging clothes, I let them fix ; The second time the cabinets handles installed, I accounted the handles mount , three hours later, the some handles are missing, The third time, bringing the basement refrigerator door and installed the toe kick; The fourth time , measuring the missing shelves and the frozen and refrigerator toe kick are still not installed.
*The kitchen and master bedroom walls fully dusted , the dust melted in the air;
*Currently windows did final finishing , more than 30% windows frame are damaged. They take about total 19 hours with three days work, five workers involved, but it is not completely fixed the problems. The builder did not take care their work , we completed there for the window work checking because we understand how hard for the window company!
*We did second inspection with the third party , it is much more problems than I realized.
*The floor heating doesn’t work, the water flowing to the house direction for the final grading, the roof is no cap that should cause the moisture, the deck edge have a big gap……
*The final inspection failed, It buried last trust to this company and their teams with 25 months.
