I’m very disappointed with the way a situation was handled by a Kimberley Homes team member at Jagare Ridge. Early in the morning, one of their site managers rang our doorbell repeatedly and aggressively — enough to startle my family — then confronted me in an angry and unprofessional manner. He accused us of throwing something into his bin.

It turned out to be a small Amazon box that we had left outside for the city to pick up, as many residents do. We had no idea how it ended up near his bin , and there was absolutely no reason for the kind of hostility and tone he used — especially considering I had my young kids with me at the time.

What made this even more frustrating is that Kimberley’s construction site has been messy for months, with debris and items often crossing onto our property. Despite that, we’ve never once made a complaint. We’ve tried to be patient and understanding neighbors.

Unfortunately, this experience showed a serious lack of professionalism, respect, and accountability. It left a very negative impression of Kimberley Homes and their approach to community relations.

******Update: i was informed by our Home Warranty representative that Kimberley's contract with them expired and they directed me back to a Kimberley email which is no longer in service******

Looking at the 1 stars, seems pretty common experiences being experienced, especially on custom builds.
We built a custom home on an infill and would agree with other's reviews that Kimberley is not a great company to complete an infill.

I don't know even where to start. Should've listen to our lawyer after she reviewed the contract and said there a bunch of risky things in there. As we got possession in Jan, 2022, as a year and half later some of our possession date walk through identified issues are still unresolved. And include things like improper instalation of siding (Hardie) and roof drainage and Kimberely will still not release the minor hold back.

I'm going to bullet point some things, as I could write a novel. We purchased the home next door to us and moved the existing home to custom build on our new property so we had the opportunity to see everything, until the Site Supervisor kicked me off my own property for pointing out mold on the internal 2x4s. But living next to the build opened up our eyes, also comments from the construction manager of Kimberley saying you are probably only identifying these items as you live next door. (Really?!).

Anyway, this is not a complete list, just some highlights:

- shortly after our first pre-construction meeting where we were informed once a change order is signed off on it cannot be adjusted, the signed change order for asbestos abatement was changed after we signed off on it (as the contractor did not include all costs in their bid - why that's my problem I don't know)
- if I didn't ask contractors to let me into the home, we would've had a 80ft dryer vent line with 9 x 90 degree bends in it, Site Super said he installed lengths like this all the time (clothes would never dry and fire hazard in ducting), dryer manufacturer had to be contacted to say they would not warranty their dryer due to the duct length
- didn't seem to investigate municipality requirements as everything was referenced to Edmonton for grading, we didn't build there
- during our possession walk through with all my concerns on the siding, the Super was asking where I got this information as he wasn't aware of the issues I was raising. I Google the installation manual from Hardie (and had to provide to Kimberely as they had not seen it before (!). I then contacted Hardie and provided them some pictures where ether agreed it was not installed properly and if a warranty issue occurred it would likely not be covered. What got me to fidnig the manual was the Hardie material arrived on site on a pallet, and then a bobcat moved the pallet my pushing it around the front yard and leaving it pushed into a pile of aggregate. Didn't seem right. It wasn't. Hardie is an awesome material, if you build with it read the manual, it's short and lots of pictures
- front door was broken before we moved in, it was noted during our walk through, not replaced until over a year later
- temporary front entrance stairs when we got possession
-We don't have a heat register in the north side of the main floor which includes the kitchen, pantry and back entrance. Had the HVAC company out and he said whoops but nothing was done about it.
- installed a steam shower, again I downloaded the manual and found the steam jets were not installed properly (upside down and too low to ground)
- in the bathroom with the steam room no ventilation fan was installed. Several people have commented on this as we have a stupid HRV and vent in that bathroom, but it is not meant to vacate humidity in a moist room. So our walls bleed with condensed steam. I actually made a claim through warranty, but they came back and said they HRV is sized correctly with the home,a lacking ventilation fan in the steam bathroom is a design issue that should be addressed by the builder....guess what 've heard back?

We took possession of our Kimberley home about a year ago and we truly couldn't be happier! During the build, we felt so cared for and heard throughout the entire process. There's a lot that goes into building a home but the Kimberley team was so detail oriented and available to us to help us through anything that came up along the way. Having lived in the home for about a year now, we are constantly being complimented on the quality and workmanship of our home, and Kimberley has been quick to help with any aftercare questions. We interviewed a lot of builders and are truly so happy with our final decision. Thank you to the Kimberley team!

We have now been in our new home for just over 4 months, and for the most part, we love it. However, getting to the end product has been challenging, and if we had it to do again, we would be more aware of the specific issues we encountered, and possibly be able to address them differently. We have built two custom homes in the past, so we were familiar with the process, but every builder is different.
We cannot say enough about the stellar customer service provided by Amanda and Brittany in the early floor plan and design stages of our build. Their attention to detail and their patience was very much appreciated and helpful, and were it not for their continuous efforts to make a plan work, we may have given up on the entire process. For that we are grateful.
During the build process, we dealt with several excellent suppliers, who for the most part provided stellar service, as well as comprehensive options and pricing, relative to our allowance totals provided. Our experiences with Keli at STC Cabinets, Susan at Ashley Flooring, and Emma at Park lighting were excellent; our cabinets, granite, flooring, and lighting all exceeded expectations. Mike at CMN Electrical was also very helpful and accommodating in his suggestions. We were also able to use Kimberley’s suggested realtor for the sale of our old home, at a discounted rate. Caitlin with K Team YEG was fantastic to deal with in that regard. Kimberly also provided moving assistance; Michael with Virtuo was very helpful, and the temporary moving boxes provided were invaluable.
Ian, our building superintendent was very good to work with, and he provided valuable opinions and recommendations during the all-important walkthrough segments of our build process. That said, communication with him was limited to going through Kimberly’s “concierge” person, which proved cumbersome and time consuming, and when Kimberly replaced this position with a no-name “client care team”, the process became impersonal and even less effective.
For us, the process became frustrating with respect to the insufficiency of allowance amounts and the resulting lack of transparency relating to pricing of allowance changes. In order to ensure the quality of appointments expected in a higher end home, we ended up spending well over our allowance amounts, and even with these overages, we now wish we had paid even more attention to the quality of aspects such as interior doors, door hardware, and bathroom fixtures. More specifically, we ended up being very frustrated with lack of transparency and the poor service and quality of products provided by the mandated plumbing supplier. We had to wait weeks for allowance upgrade pricing quotes, we had to deal with inoperable shower components well after our move-in date, and we had to have plumbing rectified months after taking possession, some of which still isn’t corrected.
To sum up, it is unfortunate that a Google rating is based on a score out of 5.0, as a rating of 4.0 is not entirely fair, while a rating of 5.0 does not address the above issues experienced with this build. Given the relative overall satisfaction we have with our home, even with the specific frustrations we encountered, a score of 4.5 would likely be fairer.

We moved into our house just 1 year ago this past September. I can not say enough good things about our home. Yes building a home does have some hiccups but to us since we have built 3 homes already in our lifetime Kimberley Homes was far the easiest to deal with. When guests come into our house, they are shocked because of the high finished quality of a home that was built. Would a build with them again " Yeck yah"

I love our home and working with Kimberley has been a dream come true.

The design was effortless. Kim and Kathy were very patient with us and our numerous questions and changes.

When we got frustrated, they reassured us that we were in good hands and that they are doing everything in their power to manage the project.

Walk-throughs were thorough and addressed with efficiency.

Warranty was managed with high detail and great response.

I would recommend Kimberley to anyone. Their craftsmanship is impeccable. And this is confirmed by my husband and my father-in law who have experience in home building and carpentry.
