Absolutely worst architect company to work with. I asked them to do my deck design and permit in May 2024 and made a payment instantly. I also sent them the survey drawings for the house so they won't have to come and do a proper survey or take pictures. I wanted a bigger deck and they said for that it would have to go to the committee for minor variance and to make a decision whether I want to go through or not. I made an instant decision and they didn't do anything for a month and a half until I followed up. They said you hadn't made a decision at this point. I had paid them $700 at this point and no one bothered to confirm the decision or not. Anyways, if this was the only issue it would be ok.

So in June, I was told if I don't go through minor variance the permit would come in a month or month and a half or so and if we go to minor variance it'll by six to eight months. We did the permit and submit it, and chose not to go through minor variance. I got my permit in February. From June until February, the only communication I had was from the city that the drawings got rejected and not from the architects. I had to remind them every time the revision came back from the city. They got 5 revisions back from the city. I am an engineer myself and this is not the first time I am going through city permits with an architect. I got my whole basement legalized myself and this is the first time we went through that many revisions. If you know what you are doing it should take max 1-2 revisions if that. I don't know how they are running this practice but it is absolute crap service and garbage communications. Their communication wasn't even prompt when I asked them what email to pay the balance to. Will not recommend them to anyone.

I engaged the architect, Mazhar Raja, at Caprija Corporation in June 2024 for the legal basement project of approx. 1,000 Sq Ft for my detached house in Niagara Falls, ON, and after a persistent follow-up with the city officials, he got the permit on Dec 2, 2024.

During the engagement, he demonstrated exceptional creativity in transforming what could have been a mundane basement space into a legal basement rental unit. The design showcases a remarkable ability to maximize both utility, cold cellar, and optimal number of bedrooms and bathrooms, seamlessly integrating practical requirements with innovative spatial solutions.

He has a superior understanding of critical basement design challenges, including:

-Moisture control and waterproofing strategies
-Proper ventilation and air circulation (HVAC)
-Structural integrity and load-bearing considerations
-Compliance with local building codes and regulations

He delivered a walk-up basement design that promises to transform it from a mere storage and utility space into a valuable and enjoyable extension of the house for a potential rental unit and/or personal use.

Mr Raja (Caprija Corporation) worked on preparing the basement design for my house. He has done an excellent job in preparing the design, permitting and coordination with the city of Mississauga .
