Brookfield Residential in Chinook Gate - Airdrie, Alberta

My wife and I, moved to Calgary 7 years ago. At the time we were not planning on buying a home, because I had started a new job and my wife had just started her nursing program. Then something unexpected happened. We go pregnant, and had our first child. Now you think after that event we would continue racking up wins, but unfortunately a string of bad luck and circumstances beyond our control put us into some debt.

However, during that difficult period we continued to diligently plan for our future. Part of that planning was visiting different show homes and various communities in order to plan our future purchase, but also to remind ourselves what we were working towards. Brookfield stood out to us from day one because, they also appeared to have unique designs, great value for what you purchased and staff that honestly appeared to care about us.

Fast forward to 2017, when we finally began to see the light of day and could seriously start working toward our goal of home ownership. We had initially wanted to purchase a home in Livingston, but we really did not want to go over our budget, despite Brookfield having the home we wanted(Carlisle 2). Luckily for us we heard that Brookfield was building its first community in Airdrie, so we patiently waited for pre-sale homes to be available.

In February 2018, we met with the Sales Manager of Chinook Gate. He was down to earth, listened to our concerns, and was willing to allow us to negotiate a purchase price. As a result the home that we had purchased had everything we wanted for the price we wanted. I have no doubt that the fact we purchased during pre-sale was a factor in what we paid. However, it allowed beggars to be choosers :).

During the build period, we received prompt service. For example when we asked a question via email we never waited more than 24 hours for a response. Moreover, the response was always fulsome. Another thing we liked was that the Sales Manager and Sales Agent personalized our purchase by giving my wife and I each a gift based on what we told them about ourselves. This showed me that these guys were always listening to us even if we were just thinking out load.

As of September 2018, we have taken possession of our home. My boys are happy, my wife is happy, and I am genuinely satisfied that we made the right choice to purchase from Brookfield! Moreover, did I mention they increased their one year warranty to two years! For, example, after we moved in they came in to fix the dents and scratches that we caused when we moved in. They also sent somebody to fix the fan in the fire place. To the best of my knowledge no other home builder offers a two year warranty on top of the Alberta new home owner warranty.

Full.disclosure, I live here. We.bought a house in 2019. Chinook gate is an awesome.friendly neighborhood. Lots of construction going on as the area fills out with many new housing developments going on. From.2019 to now, I think we are over 400 houses or close to it. Lots of nearby fun amenities like skate boarding, kids water park, baseball diamonds x4 and many walking paths and other store not far away. We had a great experience with Brookfield Residential in Chinook Gate, and that's because of Shelly Sharma. From day 1, we visited the show home, she was very very cordial and friendly. Extremely Knowledgeable and guided us through in every step. Answered our questions even outside of her working hours. Gave us the confidence on the investment. I can strongly say, because of Shelly we are investing in Brookfield house.

The following review is just some information for you to consider before building a home In Chinook Gate with Brookfield. In the unfortunate event that you run into warranty issues like we have this will give you some context to their customer service.

Built a home with Brookfield and took possession Nov 2019.

I will say Matt the sales manager is a true professional. He is experienced and treats the business as his own. He is the one to deal with if you’re going to come to Chinook Gate and I will leave it at that.

With that said the after-possession service is extremely disappointing. We have warranty issues that requires me as the customer to persistently follow up over a span of 1.5 years to resolve. I am still dealing with an issue with my flooring due to faulty installation method. I practically had to beg them to send the right person from Brookfield to inspect and acknowledge the issue, the warranty representative continually dismissed the concern and just didn't care. This has since escalated to a regional manager for over 2 months, and we still don't have any action other than them saying they are working on a solution. This has been ongoing for over 1.5 years. Majority of the other warranty items required multiple follow ups to the warranty admin, then you generally will wait a few weeks and they will send some out from one of their trades. Often the correct information is not provided to the trades and the issue does not get resolved. A few neighbors share the same frustrations over this same issue.

It’s disappointing because if there after sales team cared and were professionals, they would have a high rating but once you have paid them the care level really drops to an all-time low. They really lack simple project coordination and project manage skills required.

Based on my experience if I could go back, I would choose to try a differently builder.

Photos and a video of my flooring issue attached. No primer, direct glued to OSB and compromised the OSB leaving soft spots all over the main floor. Took over 1 year for them to acknowledge the issue and now at over 1.5 years they still have not fixed it.

My clients and I worked diligently with Matt MacKinnon of Brookfield Homes in Airdrie. He acquitted himself extraordinarily well and showed what a great experience is when working with a house builder.
Everything was well explained and presented in a timely manner with a spirit of true cooperation.
As a Realtor for over 13 years I have had many different experiences with builders. This was an excellent one. I would have no hesitation in bringing more clients to purchase Brookfield built homes here in Airdrie.

For now i will give it a generous 4. Everything was fine until ot came time to get the grading done and garage built. We knew garage would take a while but the grading needed the garage pad to be done so we can build our fence and deck and lay grass to stop the tracking of mud. Sales team is fantastic. It just seems like project management needs some work to get things completed in a timely manner. Almostneveryone around is done for grading. Should this get conpleted before snow fall ill reconsider an upgraded score. Not bad people just not completing tasks in a reasonable tine. Update: grading has been comlpleted for us and our neighbours. We are waiting on grass. Roofing on garage is almost done too.
