I had the displeasure of dealing with Brantford Property Management a few years ago and let's just say that this was every property owner's nightmare. It seemed Kyle like was a great guy when we first met. Please realize that at the time, it was my first first property and I was looking for a property management company to handle the management aspect for me.

I met Kyle at the property in which we discussed what I was looking for in a property management company. I let him know that I would be using a listing company as I wanted the right tenant but Brantford Property Management would be the management company. During the conversation, I was very clear that I and only I would approve the tenant. I was also very clear that nothing was to happen in my property without my knowledge in terms of the property being rented or work being done on the property without my consent and authorization. Kyle let me know that he understood this. He did ask if he could help show the property, in my innocence, I agreed.

A week later, I visited the property to check up on it because I had been successful in finding a tenant through the listing agent and had signed a lease to which the tenant would be taking occupancy in ten days. Upon my arrival, I discovered that people had already been moved into my property. Unbeknown to me, Kyle had signed a lease and taken money from them for my property to the same folks that I had declined when he sent the paperwork to me earlier in the week. He then had the nerve to tell me that at least he was able to get the property rented quickly. I explained that he had no right to do that because we had not even signed a contract yet and he did not have authorization to rent out my property. It was not until I threatened legal action that he had the tenants moved elsewhere three days before the approved tenant was scheduled to move in. The 'tenants' were in the property for less than a week and left a mess of the newly renovated space and stole the tools that I had had at the property.

As a landlord, this is not the kind of property management company that I want to work with. Nor are they the type of company that I would recommend to anyone.

I would not even give them 1 star. Worst company to deal with. I rented with them and they never paid back my deposit. I followed up with them multiple time to get my money back and they just ignore you. I am now looking to send them a legal notice.

Worst property management I have ever dealt with.
They almost never respond. They rarely deal with issues or repairs and the ones they do they basically slap a Band-Aid on.
The after hours number for "emergencies" never gets answered.
I have walls literally splitting and falling apart that they said was purely cosmetic and won't be getting repaired.
We went months without receiving mail to our building because the front stoop was unsafe for the mail carrier to access. When they "fixed" it they repaired one step and left to top of the stoop completely cracked and rubble falls from it constantly.

Absolutely do not rent from this property management and if you care about your property, find another management company to look after your property.

Been a tenant for a number of years. We rented a house and they took care of things quickly. When the owner decided to sell the house Kyle quickly found another house for us to move into and it was a smooth process. Issues that come up that we need fixed they have it sorted sometimes later the same day or the next day. We had our ac die during this last heatwave and he had someone out to fix it. Turned out it was a electrical issue and the electricians came the next day (as it was already end of day by the time i called kyle about the electrical issue), and it was fixed quickly. We are happy with their company and how things are fixed promptly.

Allowed tenant to smoke inside , to get a sick woman on homeoxygen out to renovate and jack the rent . She almost died and was forced to leave the property . Is now inoperable with a very small portion of her lungs . Wade told me the tenants downstairs were smoking inside and did nothing I emailed property management and they immediately emailed back there's no evidence of anyone smoking and let them carry on until someone almost lost their life , I have emphysema and my child is also seeing a lung dr . What money will do to ppl is sick . Sheer greed .

Apartment had cracks in the walls which bugs would constantly crawl out of, heat didn't work one winter and they refused to do anything more than pay half for a space heater. Windows did not lock, front door had large gap under it and a basic chain lock. Mold in the bathroom, sink exploded with septic backup from another unit and we were told to clean it ourselves. Stay far away from anything these people touch. Reply is a lie it's 138 Chatham street which they own and I've met Kyle

these people are so unprofessional..I don't know how they have managed to still stay in business. I went to go see a property in Brantford and the house was decent enough for me and my family. I did ask if we could take out the ramp since I didn't like or need it. I forget his name but it was a gentlemen who's name I think started with a K or C.. proceeded to seem irritated by my question and as we were doing the tour he TRIPPED ME and muttered "maybe now you'll see the advantages of having a ramp in this house" I COULD NOT BELIVE IT! i was so flabbergasted by the incident I left sandal in the hallway. still have not gotten it back because I am scared of this company but I had to finally post about this for awareness .. if you choose to use their services
