I had a fantastic experience renting a condo through Braemore Management! Arturo was amazing—he was professional, responsive, and made the entire process seamless. The communication was top-notch, and he kept me well-informed every step of the way. The rental price was fair, and I felt confident that I was getting a great deal. I never write reviews. However this one is warranted. We rented from Braemore Management from April 2020-November 2023. While things were okish for a time, there was always a delay in communication on Braemore's side, and there were multiple things that were never fixed when we made requests on their portal service. Also there were multiple times where we were given no heads up for when workers would be coming to work on the house (not for the things we requested), we were in a basement suite and often surprised when workers came to visit and would request access to our unit. Everything got worse when the house we were renting went up for sale. Braemore gave us a new lease just before the new owners were about to finish the paper work, and then told us we needed to void our lease in order for the new owners to finish the sale on the house to cover their butts. We refused and then were ghosted by Braemore. We didn't hear from them ever again and had to contact the new owners about what was happening. Thankfully our new landlords have been amazing! However Braemore proved that it lacks professional communication and they will ghost you when they make mistakes. If you are wondering about renting from Braemore I would not recommend it.

Back in April 2015, I engaged in thorough discussions with my real estate agent to understand the nuances of owning a condominium, and also made sure to clarify any discrepancies with bank officials handling my mortgage for the purchase. This led me to acquire a remarkable condominium unit in a newer complex.

Without hesitation, I decided to become a part of the condominium board and eventually assumed the role of the board president.

Throughout my journey as a condominium owner and my time serving as a board member, I have had nothing but positive experiences working alongside Braemore Management. They have been particularly exceptional, further enhancing my overall satisfaction.

In accordance with the Management Agreement, Condominium Bylaws, and the Condo Property Act, Braemore Management has consistently acted in good faith and have more than fulfilled their obligations.

Our board and ownership group have the choice, with Braemore Management assistance, to hire a company for ground maintenance work or, as we did this winter and continue to do this summer, we decided at a meeting organized by Braemore Management in the Fall of 2023, to volunteer and handle the work ourselves.

This not only saves us a significant amount of money, but also allows us to keep the monthly condominium fee at a very reasonable $354/month. This fee is much lower compared to other condominium properties in the area, where many charge fees of $500 or $600/month, or even higher.

Due to the smaller size of the owners group in comparison to other condominium units, communication between individual owners is effortless and transparent. Any concerns or requirements can be easily conveyed to Braemore Management, and their response to the owners' needs has consistently been positive.

We make sure to address any necessary items promptly. If we require assistance from Braemore Management, rest assured that they will be there to address any concerns we may have.

As owners, we take care of one another. If an owner has a disability or medical limitation, fellow owners are always ready to lend a helping hand. We believe in inclusivity, and no owner is ever excluded from any discussion forum or communication platform. We are committed to maintaining all areas of the property equally, ensuring that no maintenance is overlooked. This has been our approach and will continue to be so in the future.

Braemore Management has been a tremendous help, especially whenever major projects are required. One notable instance was a few years back when they efficiently oversaw the replacement of all the shingles on the complex's roofs. The clear communication and exceptional coordination between the contractor, individual owners, and Braemore Management itself, made the process smooth and appreciated.

We had a great experience with Braemore Management over the last year. We needed a rental home in Lethbridge while selling our previous home in another location and transitioning to the city. We had the pleasure of dealing with property managers Chris, Mike, and Kaylyn at different phases of the year. The tenant portal was easy to use and they were quick to reply/ schedule maintenance requests when anything came up. Kaylyn was very friendly on the final walk through when we moved out, and Mike was super responsive over the summer with questions about the yard. Beyond the property managers, we had a very positive experience with Sue at the front desk and Matt, the CEO, when I had some questions about extending the lease and during the move out process. From a leadership standpoint, Matt was always eager and willing to support his team and help them grow within their roles, which filtered down to great service. I was super pleased with the respect they gave us back as tenants, recognizing the efforts we put into taking good care of the place and having it ready for the next family that moves in. Renting a property requires both parties to put their best foot forward to maintain and keep things in good condition - Braemore was always willing to do their part and we were willing to do ours. Would definitely recommend for rental or real estate needs!

I was not given all the pertinent info on the sale of my condo, almost putting me in a financially disadvantaged position. The condo sales post also claimed NO outside maintanence by unit owners, and what this ended up meaning is actually that Breamore will not follow their own bylaws and do any seasonal maintanence now.

They claim now that we have always been responsible for 'non-common' areas, like our front steps, but the common areas are neglected too. And if that was the case, why did their very own realtor put right on the sales post there would be absoultely no outside maintanence by the unit owner? They will do repairs on the buildings they own, sure, but that seems to be where they stop.

We have had to get a unit owner to volunteer to do it, and he can only do so much. Before we were officially told they would no longer be doing it, we were forced to do some ourselves, because the paths were a liability risk, and we have elderly parents that come by! I had to use my winter gloves to pick up leaves and my broom to clear snow at times, because we left everything related to outside chores at the house we sold!

Me and my disabiled husband moved here and sold our home because it was too much for us to take care of with our health issues, and now this....Now I am on disability too and my income has been halved, putting me at less than minimum wage, and they are coming after me for a condo fee I asked them to confirm I owed to them first before I agreed to pay it, back when I moved in. It took them nearly two years to tell me they do expect it to be paid by me, but I still have no proof they ever looked in to the sale to confirm if it was already covered by the other party and just not taken off my account by mistake. On top of this, they are charging me late fees!

If I ask a company to confirm I owe them an amount, I would expect them to actually look into it and get back to me. They are telling me I should know to check my account for issue, like I was aware they made a mistake or something, instead of just saying they are sorry it got missed and remove the late fees, you know, like a normal reasonble person would....

I was also not advised there is no sound proofing between the bedroom and the garage below it, that somehow is owned by another unit, so I have no control over it's use! They did put in a quieter opener on my urging, several months after my request, but I am a severe insomniac and I still wake up when they use it at midnight or five in the morning etc.

The new tenants had moved in in October, and I lost so much sleep, by November I was on disability because the lack of sleep pushed my health issues right over the limit. I am still not ablet to return to work at this point.

And the thing that takes the cake is the wasp attack my poor husband endured. He was already quite fragile health wise and I had just spent my own savings to get him some expensive therapy in Red Deer to the tune of about $3500. He was finally able to move up his hours at work and could work up to 6h/day after this.

Then, due to Braemore not taking the issue seriously and handling it correctly, there were aggressvie wasps from a colony they had trapped some of in a sugar bag, that got into my husbands coat and bit him multiple times. He immediately had severe decline in his health and could not work for three months and then could only go back part time, at 4h a day. He was just fainlly moved up to more hours this past week, after a few months at 4h days, and is not handling it very well, and has had sick days. There is no telling if he will ever go back to normal full time. I am so angry, moving here has basically ruined my life....

This company is terrible to deal with, I couldn’t recommend hiring them to manage or to oversee your properties in any way. Communication is slow, they make it very hard to make fee payments, rates keep going up, and they charge interest quickly. I had to fire them as my resident mangers because my units were always empty but I can’t get rid of them on the condo fee side because they oversee the building, I will pursue it though.

I had a pretty tight window to sell and have everything fall into place between the expiration of my tenants’ lease, and closing of my new property and Chris really came through for me. He listened to what my situation was and did his research then we decided together what to price it at to give us the best chance to sell in the timeframe I needed. And it worked! My property sold quickly and at a good price and Chris was helpful and communicative throughout the entire process. Highly recommend.
