PLEASE DO NOT RENT FROM THIS COMPANY.
My mother, a senior citizen, rented from this corrupt 'family run' business back in June 2023. She recently vacated their property and prior to moving had her apartment impeccably cleaned, which included her hiring out to a local professional carpet cleaner that has been running out of Wetaskiwin since 1990. She paid $189 for these services. Today, my mother was advised by Blackmud that they have deducted $194 from her $1018 damage deposit as they will be doing their own professional carpet cleaning and were in disagreement with our mother hiring a professional company. Further to this, the carpets had always been kept cleaned but as per her lease agreement my mother still followed through with professional cleaning. Our family will be reporting this 'family run' business to the Landlord/Tenant Provinicial office as well as the Better Business Bureau. Shame shame on you!!!

I stayed at Royal Meadow for four and a half months. Unfortunately, I had to break my annual lease due to my job, and I felt sorry about that. The property management team was very understanding. During my stay, Michelle, Ben, Luke, and the other associates were always willing to help the tenants. They go above and beyond to keep the property very clean.

On one occasion, I experienced issues with the heating. I didn’t report it, but Michelle visited my apartment to assist another tenant. During her visit, she asked how I was doing since I was new to the province and its surroundings. That same evening, management sent a technician to address the heating issue, and Ben followed up the next day by visiting my suite to check if everything was fine.

This is a family-owned business, and they take excellent care of their properties and tenants. They strictly adhere to Alberta rental board policies, which some might find challenging, as policies can differ from province to province. The high standards of this family-owned business motivated me to keep my suite in great condition. When I handed it over to management, I spent a lot of time cleaning, vacuuming the carpets, and wiping down all the cupboards.

I am hopeful that I will receive most of my damage deposit back, as Michelle promised me I would. I maintained the apartment well and returned it with no damages. I would love to give five stars but worry it might sound unrealistic.

The common area is always clean and smells good. Landlord responds immediately with our requests. No issue with our co tenants. Delivery boxes are safe infront of our unit. Landlord are responsive with text and call. Been here at Vista Court for more than a year now and not looking anywhere else.

I stayed in Royal garden villas in Edmonton for two years and I would have stayed even longer if I was not moving jobs . Ben the building manager is great, respectful and easy to deal with in all tenancy aspects and reacts promptly to maintenance requests or any other concerns. The building is always clean and all the tenants are very respectful of one another .This was my first rental in Edmonton and the black mud team with Linda and everyone on the team were very kind , helpful, honest and accommodating.

I was a resident at Green Meadow. I loved park-like setting of the building. The tenants there are also very friendly and welcoming. The property owners do a great job managing the place, and they’re very fair and honest landlords. Damage deposit was returned promptly and any deductions were reasonable. Highly recommend!

Stayed in birchmount. Landlord harassed me during the moving process. Was in between the psych ward, moving, and my parents. Yet the landlord was determined to do showings a month prior to me moving. Which is fine. It's their right but the texts I got were nothing short of condescending and unnecessary. The land lord took the entire damage deposit and charged beyond despite Most of the "damage" being regular wear and tear. She refused to give my roommate an itemized bill (which is against the law). I've heard many other horror stories about the landlord doing this. Never rent black mud. They're lucky that legal council isn't affordable is all I have to say.

Pioneer Court (the building I used to rent at) is well managed with helpful, friendly staff. I loved the very quiet location and met some nice tenants there, too. My suite had a great layout with a very large kitchen and living room, as well as some high quality upgrades of hardwood and plush carpeting. I also appreciated, that any concerns I had were dealt with expeditiously and fairly. I would highly recommend renting there!

I had a really bad experience here. The landlord was extremely unprofessional and downright rude,, which is an understatement. When we moved out we didn’t get any deposit back AND had to pay forward even though we were “good tenants”. If you see value in having a good and honest landlord,, you should not rent here.
