Absolute joke of an appraiser. First of all he tried to get us to buy his book which has nothing to do with homes or appraisals. Second, his appraisal was 50k less than the other appraisal we got a week before. Doesn’t base his findings on anything. “Research” is where he got my land value instead of MLS data. He did not find even remotely comparable properties. Comparing starter homes in a high density neighborhood vs a high end home in a quiet residential neighborhood. Don’t waste your money. You get what you pay for. This man has absolutely no idea what he’s doing. Cost per square foot at $200. No idea where you can build a home for so little. Would never recommend and I hope nobody ever has the displeasure of working with him again

Richard with Aztech appraised our home. He based his appraisal of our home on a cost of $135 /sqft. I can’t find anyone that will build a house for $135/sqft. We have hard wood flooring in the entire upstairs (1671 sqft) except one bathroom. Granite countertops, oak cabinets, oak trim. His justification on this dollar value was “ it is a base number I use”. No information from contractors based on their rates.

The comparable’s he used we’re not even in the ball park of our home. The closest comparable he used was $140k lower than the previous appraisal we had. It’s like he threw a dart at a board and randomly selected three homes.

His surface area of our lot was 25% smaller than the actual size.

He valued our home at a rate of 25% accrued depreciation when the previous assessment was at 5% (less than three years of age increase).

He did not spend more than 30 minutes taking measurements and looking at our home. He was however, half the price of previous assessments I have had done.

I guess, what you pay for is what you get.
