My late mother picked Alain Raby for her real estate agent. She, as well as myself, were impressed by Mr. Raby's punctuality, professionalism, work ethics, and efficiency. Because of his outstanding communication skills, he walked my mother and I through the procedures for the sale of the house in a manner that was easy to understand. So that my mother and I could make an educated decision about the price, he provided us with comparable house prices in the area. He also had a photographer take pictures of the inside and outside of the house. He was very thorough in explaining the paperwork that needed to be signed to put the house for sale. What we liked most about Mr. Raby, was his genuine and authentic interest in doing the best for his clients.

Upon my mother's passing, the house was put on the market. Mr. Raby worked tirelessly to promote the house, holding many open houses, and keeping me abreast of the progress. In this more challenging real estate market, the house sold within 7 weeks. Even after the house was sold, Mr. Raby kept in touch to ascertain if we needed anything else from him.

Because of effective work process, genuine care, and support, I would not hesitate to recommend Mr. Raby to anyone who wanted to put their house up for sale.

l have bought and sold with Al. I have no hesitation in saying it would be hard to find a realtor 'better' than him. Why? Even when he is busy, he gives you all his attention. He gives you non-inflated, data driven pricing recommendations on what current market prices are, whether you want to hear it or not. I have ALWAYS found him to be personable, straightforward and focused on getting the best deal completed for you. I have recommended Al to friends who have been pleased with his service and I have no hesitation recommending him to you. Do your own homework, do not use Al just because of a post. I first met Alain Raby of Coldwell in 2022 when my selling agent from Toronto connected us as I wanted to purchase a home somewhere along Lake Erie. I was looking from Fort Erie to Port Dover.

At the time we met, I had my eye on a home that I fell in love with, in Port Colbourne, which I visited during an open house. It was near the marina. I was deeply smitten. After viewing the home again with Alain, he dug into the history of the listing, which had an offer where the purchasers walked away after inspection. I need to interject that I was looking mostly at crawl space homes, as that was what I could afford. Alain discovered that the foundation was essentially crumbling. Even the owner was needing to walk away because the repair costs would have been too much for her. He advised me honestly, and I had to check my emotions. I must say that on the journey to my new purchase, I learnt a lot about crawl space homes from Alain.

After that, I came to the Niagara Region for a weekend. He was so incredibly patient with me. He was willing to drive me to wherever I wanted to see a home, taking me from Fort Erie to Dunnville and parts between. He would point out all the good and all the ugly about each purchase, so that I could make an informed decision. On my 2nd trip out to Niagara, we came upon a beauty in Fort Erie. Again, I fell hard in love with it. This time, Alain agreed with me that we had a gem. It was just outside my price limit. But again, on doing the research on the history of the listing and of the market trends in 2022, he recommended a price quite under their asking but inside my limit. And the house was mine.

I was beyond grateful to him for his time, his expertise, his gentle caring manner, and his willingness to listen and share with me on some of our long drives. I felt very safe with him.

It is now three years later, and I found myself financially unable to keep going. I had to sell my beautiful little home. I worked with Alain again, this time as my selling agent. Can I tell you how amazing this man is! Knowing that the market had crumbled so much over the past three years and knowing that I needed to get as much as I could for my house, he suggested a price for listing that I quickly agreed to but was not certain that I could ever hope to get. His confidence encouraged me greatly. I needed it sold, and I needed it sold quickly, in a market where homes have stayed on MLS for almost a year with several price drops.

While I was disappointed by the 2-3 showings a week, based on houses I have sold previously, he kept me hopeful. I trusted him completely, because he knew the market and he had so many years of experience. At the 3-week point, we considered adjusting the price. This was only because he knew I needed to sell quickly. But again, based on his expertise, we held off as there were appointments booked for the next week. Then came the offer. We negotiated. Again, I listened to his advice and wisdom, and we were able to sell for more than I could have ever hoped, in exactly 4 weeks!!! Anyone who is following the real estate market in the Niagara Region knows what an incredibly, amazing accomplishment this was.

I cannot recommend Alain Raby enough. He is so knowledgeable about the Niagara Region. He knows what will sell. He knows what you should buy. He protects you from poor decisions. He has the interests of his clients completely in the forefront of his mind. If you are looking or selling, consider him. You will not be disappointed.
