Policella Homes touts itself as an ”honest and quality custom builder.”

We built a custom home in 2016 with him. Several things stand out.

First, Vince, Jr. maintains a tight production schedule ensuring a fast build. However, his personal opinions contradicted our express, implicit specifications leading to personal, unprofessional confrontations. He is very quick to dismiss your concerns as being nothing. We were not allowed to visit the property while being built even with him present. This resulted in last minute corrections during the final walkthrough prior to closing.

Speaking to his statement on a “quality” home we respectfully question his work. In 2022 we experienced a water leak on an interior garage wall. Vince,Jr. personally entered the crawl space and pronounced that there was no issue. In 2023 we discovered a large water stain exceeding 12” in diameter in the foyer entrance. Vince, Jr. again visited our property, climbed on the roof, stated he saw nothing wrong and claimed it was a result of “global warming.” In 2024 the water stain re-appeared at which time we contacted two roofing companies. Both said there was water damage originating in the valleys due to the minimum width of the installed shingles. This permitted water to get underneath the shingles, soak the plywood and leak into the home. In addition it was discovered that several sections of the plywood roof had used scrap plywood that also had cement particles on the plywood; recycled wood was used on the new build. It was discovered that the original roofers nailed the vents in place but did not caulk the nails. This created nails lifting which would lead to more long term water damage. Due to this poor workmanship we had to replace key sections of our roof with proper materials and installation. The attached photos demonstrate the damage and failure to deliver a “quality home” .

This detailed example is only one of several issues we encountered that were the direct result of questionable building practices. We recommend anyone engaging Policella Homes ensure there is a detailed set of deliverables (we had what he produced in our contract but in retrospect it was not detailed sufficiently to cover such aforementioned items) in your contract, scrutinize and question during construction any perceived inconsistencies, and do not let him push you into accepting less than than what you contracted.
