These guys from Abby management have no respect for others. Blocking an alley so no one can get through. Was told that they DONT have to move for half hour. When they clearly had the room to do so.. we had to enter someone else's property to gain access to our parking. We will never recommend anything related to Abby Management again. 0 stars if possible.

Never thought I would leave a negative comment, but had to do it to warn the public. I asked Abbey to look after a house for me, and could I not be anymore disappointed and annoyed. Irresponsible, tried to blame problems on me, and was slower to rent out my property than I honestly could've done it myself on Kijiji. I hired Abbey because they were the cheapest, but trust me, do not try to save these few dollars. It's so not worth it, Abbey will cost you more so fast, not even in the long but in the short run. The previous positive feedbacks were left because at the beginning they were trying setup a good rep and asking for good reviews, but responsible behaviors didn't last long at all. I uploaded the screenshot of their email as a proof, but deleted the staff's name to protect their privacy. I'm so glad I didn't give them a 5 star blindly, and now I would've given them 0 stars if it was an option. Definitely would not recommend for landlords, and from the looks of the previous reviews, not recommended for tenants as well. Stay away if you can!

These were the pictures of the house when we moved in.... first two pictures were the condition of the washer.... emailed them couple times to let them clean the house, no responses at all... We had to get a new washer because we didn’t want to risk our health to use the one they provided.... If you’re lucky enough, you might be able to get toilet fixed through them within 3 months.. unfortunately we didn’t have any luck and we had to pay to hire someone else to fix it. Took them 3 months to process a sublet request. I really don’t want to waste my time to write reviews but I just want you to think twice/three/100 times before you decide to deal with this company.

Very disappointed with how the scheduling of my viewing was handled. I was inquiring about a pet friendly rental, but it took the agent genuinely, without exaggeration, twelve emails over two days to notice that I mentioned we have four cats (which was apparently too many, despite being within local bylaws for a three adult household) in the questionnaire she'd sent me.

Had any kind of limit been discussed, or we been informed after I mentioned it initially, I wouldn't be so frustrated. I understand that four cats is a lot of pets. However, I was informed the *same day* as my schedule viewing, when I would have had to drive an hour both ways to attend. I also had to book off work for this.

I don't know if they're spreading themselves too thin by listing on multiple websites (as the agent was also confused for a time over which rental we were discussing) or are just overworked, but the result was days of wasted effort, a ruined sleep schedule, unnecessary time off work, and suddenly learning I have one less option that marketed itself as pet friendly with zero limitations.

If I could give them zero stars, I would. They have managed a number of properties for me over the years. I do not know what.has happened to this cokpany. They used to be very good. But recently, completely unresponsive. Got us TERRIBLE tenant that ended up costing us thousands of dollars in unpaid fees and damages, partly due to Abbey not addressing issues in a timely manner, despite us following up with them for over a year. Would not recommend

DO NOT RENT FROM ABBEY RENTALS. We signed for a house originally managed by PAD rentals (great company) than in April we got a letter in the mail saying that Abbey Rentals was going to be our new property management company. I called them saying we needed a few days for rent and they insisted we send them a EMT or we would pay a $50 late fee and interest on rent. I sent my half of rent and a few days later PAD rentals called me asking for rent. Turns out abbey rentals was not our new company and they refused to give me my money back. After finally getting in contact with someone they told me I had to email support (I already did twice) and I would maybe get my money back. I threatened the police and I got it back a few days later. A month later we got another letter in the mail saying they were our property management again, this time they surprisingly were. It took almost 3 weeks to get a response from them about paying rent and I told them about all the repairs needed in the house. About 2 weeks ago we also got a letter in the mail saying we were going to be evicted because we owed $400 of rent. They were trying to charge us $1800 for rent when our rent is $1600 a month. I mentioned about a furnace filter and they said it they put in a work order for it. 2 weeks later and it still wasn’t fixed and now our AC was broke. I went and got a furnace filter myself and they still never came to fix it. It was a heat wave and it took 3 days for them to come fix it. A few weeks later our AC broke again and someone came to fix it. He came Wednesday and said he would be back Thursday. He didn’t come back until the next Tuesday to fix it. It was another heat wave and we were not allowed to turn the AC on the entire weekend. Now, it is the THIRD time our AC has broke. The guy has come once again and said he doesn’t have time to come tomorrow to fix the AC so he might be back Monday but we’re not allowed to turn it on. We don’t have screens in our windows to open them, I have 2 dogs that need the AC and it’s a heatwave. The property manager will also randomly decide to come park her car in your only designated parking spot and leave it there for 2 days with no contact information. They NEVER answer the phone, especially on fridays. HORRIBLE company to rent from.

First of all when my other half got into this house it was a little beaten up but nothing bad. Rent was paid on time every month for 2.5 years, we never complained about anything, when something small went wrong we fixed it up but when something happened to appliances (just from regular use) they took way too long to come fix it. We went 2 weeks without hot water, when we said we were moving out and the dryer wasn't working, they took 2 weeks to finally fix it! We have 4 kids under the age of 10, going without hot water and a dryer was not fun! The shingles came off the roof during a bad wind storm and it took the 2 MONTHS to fix it! Lastly, but also the most frustrating part is that we signed for a new home and moved all of our stuff on the 1st of the month (which now we have both places for a month) because we were sick of the awful neighbours and RATS they constantly tried to have an open house when we were packing and on the moving day when we asked politely not to do so because we still had the unit for another month. Now that it's only 2 days after we moved, they constantly harass my other half about it being spotless for them and she now has to go paint and steam clean right now even though we have until the end of the month to do so.
They seem like a good rental agency but when something needs to be done on their part, it takes forever even if you are an amazing tenant which I find very disheartening. They really don't care about you! I would advise not renting from them just like everyone else on these reviews
