Do not rent with JDN if you are a student. I can't stress enough how badly JDN, specifically Tate takes advantage of students and young adults. My roommates and I made the mistake of renting with JDN without doing our research and checking their reviews. We ended up moving into a house that had not been cleaned, with no fridge, a wasp infested bathroom, no microwave, plumbing issues, holes in the wall, loose toilet, broken cabinets, and the list goes on.
We moved into the house with no fridge and no notification until we called. When we finally recieved a fridge 5 days later, it was significantly smaller than the space designated for the previous fridge that could no way be shared by 5 people.
The downstairs bathroom was completely infested with wasps which did not get resolved for at least a month, forcing the 5 of us roommates to share one bathroom. This situation was not handled seriously, where their maintenance people would come in with bug spray and tell us to "wait and see"; which we were then left responsible to sweep up piles and piles of dead wasps for weeks. They blamed it on the weather.
We have had constant issues with the plumbing in this house, from leaking ceilings that resulted in significant damage of personal property to temperature issues in the shower. The water in the bathroom goes boiling hot, or freezing cold, no in between; so bad that even maintenance wondered how we were taking showers. Like every other issue we've had in this house, maintenance call after maintenance call, this issue never got resolved, and as students, we gave up.
Throughout this experience, Tate preyed on our lack of experience and understanding of rental laws, with petty emails, belittling comments, and showing up at the house unannounced with eviction threats. We received ongoing emails back and forth of him making demands, when we try to stand up for ourselves, we get ghosted. As a student who has had many experiences renting every year, this one has been an absolute nightmare. I wish there was a way for us to get out, but now that our lease is coming to an end, I'd like to warn the rest of the students out there.

I wish there was a negative star rating option...Avoid JDN at ALL costs. They take advantage of students who are unaware of their tenant rights. Tate and his team are untrustworthy, repairs are never done properly, and we have been lied to about different things.

I could go on for a long time with all the issues I've had with JDN and Tate, but I will speak about the main ones. Firstly, when we moved in, the house was extremely dirty, I don’t think the previous tenants or JDN made any effort to clean up before we moved it. One of our bathrooms had a serious mold issue, I have attached the pictures of the mold. We should have avoided the apartment completely but us being young students and excited to live together waved the condition of our apartment when we moved in. When I finally realized the celling was covered in mold not just the paint deteriorating, I contacted JDN about the Issue and Tate and JDN downplayed the issue. While at the same time me and a few of my roommates were having respiratory issues because of the air quality in the apartment due to the mold and lack of ventilation The following is the email response I got from Tate after expressing my concern over this serious health concern,

“The first thing I should point out is that it's almost certainly mildew and not mould. People see brown or black patches and assume the worst. I've been through this many, many times. It's almost certainly mildew. Resolved by simply cleaning. Additionally, most forms of mould are no more dangerous than the mould outside. The outside world is full of mould. Few moulds actually make you sick or have any adverse effect on the human body. In fact, many, are beneficial. People also tend to get sick for a lot of reasons, including 'self fulfilling prophesy'. We tend to convince ourselves of things with limited evidence, and our mind and bodies just run with it.” -Tate

Essentially, he was telling me that the black substance covering my bathroom was simply mildew and could be “beneficial” for me, the audacity amazes me still.

After this JDN sent painters to fix the “mildew issue” by planning to paint over it to hide the problem and told me that it had been inspected and wasn’t mold. I happened to be at the apartment the day they “inspected” the bathroom, and no one came in or out of that apartment, Tate blatantly lied to me that it had been inspected.

The apartment has structural issues, the metal railing on our balcony is not up to code and the deck is falling apart. Every time I contact JDN to fix something, it is never done property and ends up causing more of an issue the second time it breaks. Maintenance guy is very nice and pleasant but doesn’t do a very good job at repairs. At this point I’m surprised they are still in business as I have heard many other people having issues with JDN.

**UPDATE: Today the maintenance guy has come, Marty, and he has been great! I appreciate how promptly and thoroughly my main issues/concerns have been addressed and have changed my rating from 2 to 4 stars to reflect that.

I have recently rented an apartment through JDN properties. Crystal has been super nice and always replies fast, etc. However, I was told the apartment would be cleaned prior to the move in date - and it may have been “touched up” slightly but the overall condition/cleanliness of the apartment upon arrival is almost unliveable. The laundry room is completely invested with spiders. The floors, walls, ceiling are filthy. None of our doors in the entire apartment close fully, and the front door has a one inch gap under it allowing for any bugs, mice, water to get in and the second door to keep anything out that’s came in under the front door has fallen right off the hinges today, two days since moving in. I have so far found/killed 3 cockroaches which is information that wasn’t disclosed to me prior to moving in. I have killed at least 30 spiders, probably more. We have outlets without covers, lights without covers, large cracks and holes in the walls/baseboards etc. all throughout the apartment allowing for bugs to enter, the walls are squishy in several places and have bulges. I am quite dissatisfied in the quality of the apartment.
