As a small business tenant, I would strongly advise others to think twice before leasing with Melchior Management - recently bought by Bayshore.

We’ve experienced ongoing health and sanitation issues due to commercial garbage bins forced on us — bins we didn’t request and don’t use but are made to pay for. Another tenant disposes of rotting grocery store food, creating a horrible stench and fly infestations directly outside our business. The garbage sits there for two weeks right outside our back door before it gets picked up. It got so bad we had to shut down one of our areas, losing revenue and damaging the customer experience.

Despite multiple complaints, the property management company refuses to move the bins and instead threatens us and will bill us for basic maintenance to ensure proper sealing around the exterior of the building - which won’t help.

When the bins were moved by someone (possibly the waste management company) they sent a threatening letter from a paralegal to the tenants, like we had moved them - even though none of us have the equipment to do so. I would have recommended they check their cameras but they don’t have any outdoor security in downtown Barrie.

They fully cited in an email that “homelessness in the city of Barrie” is the reason they can’t move them from right outside the back door of the two tenants who don’t want or use them, but who it negatively impacts, way down they way from the grocery store that’s filling it up.

To make matters worse, they can’t even get our TMI charges right, constantly issuing incorrect statements and requiring repeated follow-ups to correct overcharges or errors.

We will have little choice but to terminate our lease due to (many) breaches. It’s incredibly disheartening as a small, local business trying to succeed — and this kind of neglect and mismanagement makes it nearly impossible. How can we have quiet enjoyment of our space when their mismanagement is forcing us to close our doors?

We have rented a unit for 5 years now through Malchior. Since day 1, they have been nothing but communicative, patient, proactive and kind. Any issues we have had they've been addressed, and the new property manager for our building (Samantha) is great and always on top of everything. The leasing manager Angela McKeown has always been at tentative and quick to respond, super helpful with any leasing needs/inquiries and overall there is a great team at Malchior and we are happy to be tenants of theirs.

Amazing Rental Company!
