"Customers beware of this company." Don't be fooled by them like we did.
1. In the summer of 2022, we bought a house in the Keswick area from Siyona Homes, and it turned out to be a total nightmare.
2. The issues with the house range from the concrete in the basement floor are not properly leveled. It has lots of peaks and valleys.
3. The subfloors on the main floor of the house and upper floor are very squeaky
4. Exterior doors do not have the appropriate seals, and laminate flooring improperly installed.
5. Construction and personal garbage are left under the kitchen sink, island, and under the bathroom cabinets.
Electrical outlets falling out of the walls in the master bathroom.
6. The kitchen hood vent hose above the stove was missing, so no venting of fumes can take place while cooking.
7. In winter time, ice can be seen forming between the baseboards and the flooring on the main floor/living room area inside the house.
8. The house was built with no water pipe outside to water the grass or plants.
9. There were evidence that the workmen were using the toilets throughout the house while it was being built.
10. In the winter, when the furnace is turned on, the heat leaks into the walls and also leaks out into the mechanical room.
11. Most recently, we discovered that their contractors did not add any waterproofing under the shingles of the garage roof and the soffit above the front door.
12. The driveway is now broken into two, one-half of it is 4" thick, and the other is 3" thick
13. After the purchase is made, the warranty company "Progressive Home Warranty " does not help customers but simply gives us the run around.
After all, the builder pays them.
14. Siyona Homes did not build my houses Canadians standards, we totally regretted the purchase and feel like we were scammed by this developer.
Buyers, please beware.

Re: Item 1 in your response to thebasement floor.
I am not financially desperate nor crazy to take a $200 credit in exchange for you leveling the uneven basement floor.
Re: Item 2 in your response the squeaky floors in the bedrooms and close, It was your site foreman Rudra, who came to the house with a few screws to secure the subfloor and he ran out of screws and I gave him a few screws from the garage and loaned him a nut driver tool to do the job.
Re: Item 3 in your response to the basement entrance door seal, It was after I spoke with your lawyer about my plight, who by the way was disgusted by the many complaint about you, it was after that you have the door seal replaced.
Re: Item 4 in your response to the Laminate floor planks separating, they were not installed properly when the house was built.
Regardless of how much it cost you to correct this deficiency, It is incumbent on you the builder to rectify any deficiencies when selling a new house.
Re: Item 5 in your response to the evidence I found in the house while the laminate flooring were being replaced, it does not substantiate your claim that cleaning was done during the construction phase.
Re: Item 7 in your response to the missing stove vent ducting, you did you did not pass up the opportunity to blame it on the City inspectors for failing to discover what you should have fixed so keep blaming everyone else

According to my records you sent Paul of 5 star drywall to place a bead of silicone along the baseboard to prevent the formation of ice on the floor, which Paul agreed with me that you were attempting to hide the problem rather than fixing the root cause.

The concrete is obviously poured uneven as one section is 4" thick and the other is 3" thick and this is where it breaks into 2.
The contractor informed me that the driveway can be used after 3 weeks of the cement being poured.
He also asked me for some cash as you normally take up to 45 days to pay him for his work
