Design appointment review:

Virginia DeVries, our design consultant, was very helpful throughout the design process and patiently helped my wife and I select all our design choices and upgrades over the span of 3 appointments. She was very welcoming at every appointment by greeting us at the door, offering to hang our coats, and providing refreshments throughout the appointment.

For our first appointment (mechanical and electrical) Virginia took her time explaining the floor plan symbols, the different levels of upgrades, and provided us with tailored recommendations based on our design budget and interests. Furthermore, Virgina explained to us how the warranty works for different parts of the home and the advantages of purchasing upgrades through Caivan rather than doing them after we move in which could void certain warranties.

During the second appointment (colors and finishes) she helped us pick out all the colors and understand the advantages of different materials in terms of durability and value which enabled us to make design decisions with confidence.

For the last appointment (finalization) Virginia helped us out with a few last minute changes and made sure we were fully comfortable with our choices before we paid our deposit.

On a another note, for Caivan:

My wife and I were happy with the design process and found the pricing to be fair, with a few exceptions. Some follow-up upgrades were extremely unreasonable and disappointing considering the initial upgrade costed thousands of dollars. For example, being offered the option of paying $170 to remove a bracket on the kitchen island after paying $1300 to upgrade to the 3 cm quartz (the bracket can only be removed with the 3cm quartz not the 2cm). This is something that should be part of the upgraded cost considering the price. Another example is the engineered hardwood upgrade which costs $4500 yet you must pay a separate $130 to upgrade the powder room floor to tile. There were many follow-up upgrades that felt out of proportion to the value they provided and made the experience feel extremely layered despite paying thousands of dollars for the initial upgrade itself.

We had an amazing experience dealing with Virginia from the Design Studio. She was super knowledgeable, had excellent taste, and was extremely patient throughout all the various design appointments.
During appointments, Virginia provided feedback on our choices, pulled several complementary options/colour schemes, and made sure we felt entirely confident prior to committing to anything. She also answered questions in between our appointments and sought clarity when required with the vendors/the builder.

We were already looking forward to our new home, but now we’re even more excited, all thanks to our Design Studio experience with her!

I would caution anyone thinking about purchasing a Caivan home due to my experience with the build quality. I own a 2021 Caivan townhouse and the number of defects, both minor and major that have arrived after the Tarion warranty expiration is unbelievable. From electrical, to plumbing and structural defects, my home has them all! I have been doing minor repair after minor repair for 2 years. Just last month I discovered my second major defect which came in the form of a leaking exterior door that was inadequately installed and resulted in severe water + mould damage. Caivan's service team simply told me its not their problem.

I took over this home from the previous owner in 2023 so I did not have the opportunity to pursue claims under the builder's 2 year warranty. The sub trades do a great job ensuring their products last a short duration, but its evident to me that many aspects were not built to last the test of time. If you own a Caivan new build, please be sure to schedule a VERY IN DEPTH 1 year and 2 year warranty inspection. It will save you thousands...
