Issues with our new triplex at the Villages at Fisherman’s Cove Eastern Passage over last 11 months
- cracks in garage floor
- laminate flooring buckling
-laminate flooring has residue on surface that cannot be removed. Flooring does not resemble suppliers sample
- heat pump is vibrating the pictures on the wall and at one point froze up and leaked water into our unit
-the out swing door to our backyard does not have security pins in the hinges to prevent removal. This is a security issue.
-the hardware on the out swing door is corroding badly.
As a former builder and project manager I expected deficiencies in a new build but I was not prepared for attitude of the developer with regards to the issues we are experiencing.
We are very pleased with the area and the concept of the complex but I would caution anyone considering purchasing from Provident Development they do not honour their claim as “A tradition of excellence “

I have owned a Provident home for 10 years. Recently I suffered some extensive damage from water infiltration caused by improperly flashed doors.

Even though my house was well out of warranty I was hopeful that the builder, who claims they stand by their workmanship regardless of the age of the house, would work with me. I received no call back from the first two calls I made, and only after I told them I would call a lawyer or a news outlet, did they return my call.

They asked me to write a detailed email and attach some pictures, which I did, and they promptly told me that they would not cover any damages. This is despite the fact that my neighbour, who has the same style of house, 1 year newer, has the exact same damage in the exact same place.

They gave me several responses, one being that the homeowner is expected to do regular maintenance to the exterior, and that regular application of caulking would have been expected. I could have accepted that IF the builder had put caulking in that area to alert me to their shoddy workmanship.

The result? $2000 in damages to my house, plus the nuisance of pulling my house apart. My contractor traced the issue back to an improperly installed and flashed door and if the builder would have used $0.50 worth of waterproofing tape and 30 more seconds of care, I would have suffered no damage.

I obviously can not recommend this builder. They lack quality and do not stand behind their work. I was exceptionally reasonable with them and they wouldn’t even give me the courtesy of a visit to inspect the damage.

I contemplated suing them, but it is not worth my time and effort. I can only hope that they will lose a few sales as a result of a bad review and others will turn and run if they think that a Provident house stands for quality.

Provident is nowhere to be found when you inevitably end up with warranty issues. They lack any commitment to quality and do not value your time. My stairwell and main upstairs bathroom was ripped apart for 5 months. This was a job they told me would take only a week.
