Claudio was very nice. He went over and beyond of what he was assigned to do. He was polite and made it easy for me. He did not ask me to move unnecessary things out of the way. He installed the dishwasher quick, fast efficient.
He checked for leaks before he left. He is very meticulous with his job.

Is West Edmonton Village paying people for fake reviews? Because my experience was a nightmare from the start. The manager completely ignored us after we signed the lease, and the maintenance team walked into our apartment without notice. Once, they barged in while my friend was showering; another time, they came in at 7 a.m. while we were still asleep. I had a camera installed by the door, so he probably saw it because when I rushed to see who was at the door, they had already disappeared. Complaining to management was pointless—they just brushed it off after admitting maintenance entered my apartment.

The laundry room is constantly used after hours, and the noise is unbearable. This place isn’t safe for families, and if you’re a bachelor, don’t leave anything valuable lying around. They’ll walk in without warning. I lasted only 1-2 months before I fled this nightmare.

Also, take a full video during the inspection to document any damage, or they’ll blame you for it when you move out.

And please, don’t bother responding with “We take these issues seriously, please call our 1-800 number.” If you truly cared, these problems would’ve been fixed ages ago.

Great experience overall! Karen and Sagar were incredibly helpful. They both answered all of my questions thoroughly. Honestly, I think if it weren’t for their introduction, I probably wouldn’t have chosen this place at all. I feel happy every day I come home to West Edmonton Village after work now.

In my opinion, I would give ZERO stars If I could. Horrible place. They charged me interest for a balance owing when I moved out (I broke my lease) even though I told them several times over the phone I’d pay it all up front cash. Literal scammers. Not to mention just a bad area in general. The security guard got knocked out right in front of my building. I had aphids all over my balcony. The fire alarms non stop going off. I have pictures of the swat team at my building and they threw a flash bang. A dog was killed in the lobby right in front of my eyes by another dog because boardwalk allowed a pit bull to be moved in. I’ve gotten double charged for my parking stall. The water in the building is constantly “under maintenance” and you’re stuck on random days without water and they just put a water truck outside for emergencies if you need some. There was a cockroach in my neighbours apartment when I first moved in. They don’t salt/rock the parking lot right away which resulted in my slipping on my back and hitting the back of my head.
Every time I was in the office paying rent somebody always ended up coming in yelling and complaining to boardwalk about something they did wrong, RIGHTFULLY SO.

You are ridiculous. I ask for my suite to be renovated and you tried to charge an extra $400 or so just because of new flooring? I’m sorry but your suites aren’t worth a million dollars just because you add some flooring in.

I wouldn’t be writing about my experience if you hadn’t of scammed me for more money then I actually need to pay. And I have records of it.
You will end up replying to this review and saying you can’t find me as a resident but it’s okay, I have my lease to prove I was a resident.
In my opinion, I would not rent from boardwalk.

Great place to live but get with current times-eliminate smokers of weed/cigarettes. Many times I've had to quit being on my deck due to fumes. Not fair and fire potential. Boardwalk always concerned about fire alarms but smoking still permitted? I'll probably, eventually move, because of. Too bad.

Severely mismanaged and overpriced apartment building, there are a myriad of issues I have experienced over the past 3 years of living here:

- awful curb appeal: cigarette butts, dog faeces, and trash strewn about the exterior, shopping carts and garbage everywhere in the lobbies and hallways, walls are filthy.

- rude and unprofessional staff, rarely respond to tenant concerns, if they do respond it is usually with a "that's your problem" kind of attitude and don't make any effort to resolve the issue.

- consistent pest infestation, every few months notice is posted on my door regarding pest issues.

- excessive cost with no benefits, you will be charged for everything under the sun including laundry, boardwalk is extremely predatory and will do everything they possibly can to take more from you. Every year there has been a massive rent increase, diminishing incentives offered upon renewal, and increased prices for shared laundry machines.

It's genuinely sickening to see such massive increases in rent and other charges every year despite nothing about the property or the unit you occupy being improved on to merit such a big jump in price, if anything west edmonton village has gotten -worse- over time.
