My wife and I just purchased our first home in Edmonton after moving here about a year ago from Ontario. The first agent we contacted seemed ready to help and then disappeared. I then contacted Moe Teliani from Sable Realty as he was the listing agent for a property I was interested in. Not only did he reply instantly but he also scheduled a viewing the same day. Though we had a very humble budget (which is probably why the first agent forgot about us), we were treated with the utmost respect and consideration. Moe always replied very quickly and took a lot of time to explain all the steps of purchasing a home and all the forms etc. He did a great job negotiating on our behalf, helping with conditions and was with us every step of the way. My experience with Kathryn Beaumont was terrible. In her capacity as a real estate agent, she purchased our home. She was aware that we were out of town when she made the offer. Our real estate agent advised her that we would review her offer between our appointments.
In section 1 (b) of the offer (entitled, “these unattached goods”) she listed many redundant items. Her exact wording was, “dishwasher built-in, hood fan, refrigerator, stove-countertop electric, all window coverings, oven built in - two, washer, dryer, (including pedestals), large dolphin in living room, central vacuum, all central vacuum attachments, garage door opener x 2, garage control x 2, garage door remotes x 4, attached metal shelving in shed, wooden work bench in shed, bar fridge in basement.” I have never heard of built in appliances being removed when someone sold a house.
The purpose of this redundancy in her offer was because she tried to pull a fast one. She deliberately slid the “dolphin in living room” in the middle of this redundant list. I contend that she sincerely hoped that I would skim over that detail and miss it as I reviewed her offer.
The “dolphin in living room” was a 5 foot bronze patina Wyland sculpture. The original cost of this sculpture was approximately $35,000, and it has now been discontinued for a number of years. The fact that she slyly tried to sneak this item in between redundant items on the list was either outright deceitful (as she was trying to rip me off) or completely ignorant (because she does not know the value of art). Either way, it does not speak well of her character.
One of her conditions was that she be allowed a walk through the property before possession, which she requested 10 days before closing. Between the time she viewed the property and made her offer and the time she did that walk through, we had replaced the locks on the house with brand new locks.
I had owned the locks that were on the house for 10 years and had them installed on each of my 3 primary residences during that time. It was always a given for me that I would taking them with me. In her exhaustive list of assets in section 1(b) of the contract, she never mentioned the locks and per my realtor, they are not “attached goods” on a house. Also, these locks are registered with my locksmith and I am the only person who can have keys cut for them for security purposes.
Ten days before possession, she knew the locks had been changed and said nothing. There is no way she could have missed this when she did her walk through, because she was the one that physically retrieved the key from the lock box and opened the door when she did her second walk through. Instead of mentioning the locks then, she had our realtor relay her phony message to us - to say thank you for allowing the walk through and well wishes for the rest of our packing.
After that, she requested a second walk through the day before possession. We were under NO obligation to grant this to her, but we did.
After that walkthrough, she called our realtor (who told us that Kathryn was rude to him) and she snapped at him and told him that they had issues with the locks and some other things and that they would deal with it through their lawyer on closing.
We wasted a day with our lawyers, racking up legal fees because Kathryn acted like a horrible person.
She also brought up a scratch on the floor in the front den. The superficial damage was THE EXACT SAME on possession date as it was on the day she made her offer. She wanted money to refloor the entire den.
The final issue she raised was metal shelving in the shed. 3 metal filing cabinets in the shed were attached to the wall and on the opposite side of the shed, there was free standing metal racking. We left the attached shelving. She should have been more articulate in her offer if she wanted the free standing racking.
In the end, we took a $3,000 price adjustment to get this deal done (a day late). The deal closed in July 2024. (Selling price was over $1M).
