My husband and I have been living here for 11 months, and it has been a fantastic experience. The location is incredibly convenient, with everything you need close by—schools, malls, transit options, bus stops, and even a Superstore just minutes away. The building is always clean and well-maintained, which we appreciate. A special shoutout to Rizie, who has been so approachable and helpful throughout our stay.

The building administrator doesn't care about the safety of its tenants. Not authorized people have open doors into the building, using Main Hall, stairs and apartment floors to spend the night, bringing trash, smoking and sometimes setting fire pits (triggering the fire alarm system). It's been very difficult to live here and rent doesn't stop going up. If you want to live in Grid5, come here in the middle of a cold night and have your thoughts. Do you want to park your car in the garage? Prepare your pockets to pay for your side glasses replacement.

I lived here for a year, I wish I could have stayed longer. Beautiful building, reasonably priced, but that staff is amazing. They are always there when you need them and very understanding. Rizie was an amazing during the move in and move out process, Alex is always helpful when you have issues. I’m sure all of the staff is great, but I mainly interacted with them. I also wanted to give a huge shoutout to John, a recent addition to the team. He was so helpful during the move out process, an extraordinarily stressful time. He went above and beyond to help during that process. If you’re looking for a nice, clean, affordable apartment in downtown Calgary, I couldn’t recommend this more.

I have been living in this apartment for several months, and in terms of cleanliness and maintenance, it’s very well-managed. The location is also great with easy access to everywhere.
On the other hand, leasing agent Rizie, is a very kind and helpful person who always approaches everyone with a positive attitude and a strong sense of responsibility. She is always willing to assist and solve problems for others.

I've been a tenant for 2 years now and I have seen a lot of improvements in general--security, building upgrades, and cleanliness now that a new management is in place. Staff and neighbors are all nice, and living here feels like home. Also, the location is a big factor, it is pretty much close to everything.

Shoutout to Rizie (Property Manager) who has been very welcoming, supportive and kind….
The building is good with almost all facilities like Gym, swimming pool, etc.

Very well maintained society in core downtown.

Yes Fire alarm does get triggered midnight quite a number of time and in winters fee unauthorised homeless folks do enter the main gate to safeguard themselves from freezing cold,

but other than than no issues with water supply, lift, maintainance and all other aspects.

We stayed in a one bedroom apartment of Grid5 from April 2018 to March 2019.
Overall, we had a pleasant stay at Grid5, without any major concerns.We contacted the admin office only thrice and got prompt response.

We moved out because we wanted a 2 Bedroom Apartment and the ones in Grid5 were a bit out of our budget. Also, they do not offer the same promotions floated in the market, to existing tenants. May be they like to spend on customer acquisition.
From February to March 2019, we checked out a number of Apartments/Condos in Downtown and the Beltline, but Grid5 always seemed like a better choice for the following reasons:
1. The upkeep of the building is comparatively better. The entrance, the lobby, the floors are regularly vacuumed/mopped.
2. The floors are laminated, so very easy to clean - just sweep and mop (Personal preference)
3. Thanks to the requirement of a fob in the elevator, to select your floor; there was an added sense of security.
4. Very recently, they removed the carpet on each floor lobby and put beautiful laminates. It was a welcome change.
5. There is centralised air-conditioning in the building. Helps a lot during summer time.
6. As for our own unit, it was painted and serviced before moving in, so felt like new.
7. Early move-in was very convenient in setting up the house.
8. Bath tub was refinished; re-glazed and resurfaced.
9. There is a Canine Bug Infection detection.
10. Appreciate the Halloween and tenant appreciation events.

The building does have a gym, but since we never used it, cannot comment on it.
Either our neighbours were quite/considerate ones or the building had good insulation. Never heard my neighbours!

Now, some concerns:
1. The swimming pool which was closed for renovation took a long time to reopen. Therefore, it was operational for only a week or two during the time we stayed. Hopefully, that will not be a concern this summer.
2. During the peak of winter this year (2019), because the windows have gaps and the heating system developed some issues, heating inside the room was not optimal. The administration did offer heaters to those impacted and agreed that it isn't the long time solution. Hopefully, they will get the windows replaced soon.
3. THIS IS ABOUT IMPARK who manages the parking or about all buildings in downtown with public parking managed by some third party:
a. Since the parking for monthly pass holders (including for tenants residing in the building) is not reserved, sometimes you might come back during lunch hours and not find any parking spots. I know of some apartments in downtown who have unreserved, but still a separate floor or section for monthly pass holders. While we appreciate the subsidised rate for tenants, I am sure Grid 5 can work out something with IMPARK for reserved monthly pass section.
b. Since it is a public parking, the entry gate does not require fob, and open for every vehicle. Thus, anyone can walk behind your vehicle to get in. Resulting in …. Nuisance!
c. There were several occasions when the gates malfunctioned and were wide open for any human being to enter, without having to tail a vehicle.
d. Cleanliness and upkeep of the parking was mostly poor.

Not really concerns, because I know it is common in most apartments in downtown/beltline where friends/colleagues reside:
1. Elevators are fast enough, but obviously considering the number of units and public parking in the building; there are wait times during peak hours.
2. Fire alarms are triggered once in a while and it is a pain to come down 15/20 floors. But that is the case for most buildings in downtown/beltline.

As mentioned earlier, the above review is based on our experience while staying in Grid5, then our hunt for a new place and finally the last three months at our current place.

We were sceptical too after reading all the negative reviews.
They could be genuine concerns, and may be we were lucky that we never faced those situations.
But the fact of the matter is that in the end, our selection of Grid 5 turned out to be the right one.

Living at Grid 5 Apartments has been great! The building is well-kept, quiet, and conveniently located near transit, shops, and the Core mall—right in the heart of everything!

A huge thanks to leasing officer Rizie Madriaga for her friendly and helpful support during the entire move-in process. She made everything smooth and completely stress-free. I highly recommend her and Grid 5 Apartments!
