Magazine quality homes? Lol 😂 you’re joking right I’ve never seen such shotty work in my life. We have been in our new home for 3 months and to say I’m disappointed is an understatement. One appliance has broken already and 2 months to get a part!! The drywall is a joke I put a stud finder on my garage walls and not one sheet is secured to a stud some don’t even have screws and the drywall tape in the garage is already peeling. You can see all the little missed things in my photos. Missed painting absolutely garbage landscaping!! for what we paid for this home… this is unacceptable!!!! Just goes to show you the cheapest trades probably aren’t the best do things proper or don’t do them at all !!! I know for a fact my neighbors aren’t impressed either and they had to have their entire garage slab redone !!!

We purchased our attached home in November of 2018. Rohit was very quick to respond with any questions or updates we inquired about during the build. We took possession in the beginning of June and have been so happy in our new home ever since! Everything is high quality. And we truly feel we got an amazing deal for the value of our home. All representatives have been friendly and they remember details about our personal lives and always worked around our schedules for any appointments. Our home came with many amazing warranties on numerous different things. I did have one concern and the builder was quick to send someone out to check up on my concern which turned out to be nothing. Everything has been well communicated. Our home is still awaiting the finishing landscaping as it is weather dependent, but all land scrapping, deck, fence and a double car garage were all included in our price. And a huge selling feature for us was the no condo fees. I will also mention that my bbq was damaged and it was unclear of how it became damaged. Rohit was quick to send us a gift card to cover the cost of our bbq so we would remain happy customers! And indeed we are! I would also like to mention that Chris M from the sales center and Jason the Forman for the build have gone above and beyond for ya. If you end up meeting them I have no doubt they will do the same for you! I highly recommend Rohit communities to anyone looking for their new home.

After living in the home for a year and a half my awesome experience went down hill.
My one year repairs were shotty. The new rep wasn’t very great. I complained about how me and 2 other homes had our blueprint changed but they never adjusted where our dining room chandelier would be placed so it was significantly not centered in the room. And their only option of a fix was to to put in a hook. And now I hate it every time I look at it.

My back deck had some issues.
My stairs were sinking on one side. And pulling away from the deck. Their repair was to drill a small piece of wood into the side of the stairs. Not under the sinking side. But to the literal side of the stairs. Doing literally nothing to help it stop sinking. And then he put one screw into the frame of the stairs into the deck to help the separation.
Well that certainly did not fix it.

Our first encounter with Rohit began at the end of 2023 when myself and my partner were on the search for our first home in Cochrane.

We dealt with Karen the sales representative who provided excellent service. She’ provided us with realistic expectations in terms of deadlines and information. Karen is a great asset to the company because we have a pretty good understanding of what goes on in the resale market and did a lot of research on other builders in the area and her outstanding reviews speak for themselves.

With any purchase of a home, whether it be new build or resale it is to be expected to find some imperfections and run into some surprises. My advice to any home buyer who is purchasing a new build would be to read your contract, make sure if there is something you want ensured with your purchase; that you get it in writing.

That being said , the site supervisor Jack was both informative and accommodating and overall a pleasure to deal with when we did our pre inspection walk through,on and after possession day.

Leanne, the customer liaison was also really helpful and prompt via email. Throughout this process the prompt responses from everyone has negated any minor imperfections we have found along the way.

We are a month into living in our home and we did our 1 month warranty inspection and had a great experience with Brad who was also informative and knowledgeable and took the time to make sure we were happy and to ensure any (realistic) issues we had were addressed.

Rohit you are lucky to have a good team based here in cochrane because client satisfaction to us is very important.

Our experience with Rohit Homes has been frustrating. There is a significant communication gap on construction progress and delays. Despite verbal assurances, we were left uninformed for almost four months (111 days) about why our home was stuck in the mechanical phase, causing our family to end up without a home and our mortgage commitment to lapse/double in rate.

After our deposit was made construction on our home stopped and they started building more homes next door. When we raised concerns about a verbally provided possession date we were told representatives are not given dates and accused of lying.

When we were in contact to inquire about why our home sat without any progress being made they told us that they don't provide updates on delays. Only a template email for completion.

Your home could sit for 4 months with little to no progress and they won't tell you when they plan to continue or why the delay or when it may be finished. We were frustrated and spoke to their customer liason manager. She let us know if we had expected open communication around delays, progress and posession we should have went with another builder as that isn't what Rohit does.

So if YOU reading this want a builder who will communicate even a simple "there has been an unexpected delay" or be transparent in any way - LOOK ELSEWHERE - as per the words of their own management "find a different builder". They don't do that here.

To top off our experience -
When we took posession there was red sauce(?) stuck to the inside of our microwave which really took away from the positive we felt finally being in OUR home.

Look elsewhere if you can!

I took possession of my home this past September from Rohit and we didn’t experience any delays on possession day which was much appreciated. From the beginning, Karen was our main point of contact throughout the whole buying experience and she was very good. She helped with all our questions and did an amazing job accommodating our schedules when performing the walkthroughs. Leanne also provided us timely updates on the progression of the construction throughout the building phase.

Nick performed our, pre-possession and possession walk through. He gave as much information as he could on the features of the home and when we had some minor issues/questions he was able to respond in a timely manner.

Brad who performed our one-month checkup, was professional in performing fixes in our home that we thought needed more attention.

The only major issue we had and most likely was not within control of Rohit was the issue with getting the infrastructure for telecom setup by the time we moved it. To this day, telus is still digging a hole in our front yard trying to setup our internet/TV, preventing Rohit from grading the property and in the process the workers are tossing up dirt and gravel on our driveway and sides of the home, which takes away from the new home feel.

Overall, we believe the home was built with quality and we are satisfied.

Doing business with Karen from Rohit communities was such a delight.  Karen was very professional & always made herself available whether it was by email, text or a quick phone call. Her knowledge and transparency made a huge difference.  She did a fantastic job guiding us through the first steps of our purchase and beyond. She answered all of our questions and went above our expectations throughout the process.  Her professionalism was flawless and on point, especially since we were making the purchase from a different Province. Karen made everything seemed easy, took the pressure off our back when needed and was reassuring every step of the way. We had a great experience with the Rohit team when purchasing our first home! When minor bumps in the road came up, Karen Buckley-Sherriffs was quick to call us to remedy the situation. They were considerate of our opinions and choices the whole way through. The Rohit team has been very quick to service our house at any concern we have (less than a day to respond and react). Overall, we are very happy with our experience with both Karen and the Rohit team and would be happy to work with them again in the future if we decide to move!
